Description

SELLER OFFERING 15k CONCESSION FOR BUYER’S LOAN WITH FULL PRICE OFFER! When it comes to turning a new house into a home, the whole process is much easier with a full renovation that has been carefully curated and a property that has been well-cared for. Located in the conveniently-situated neighborhood of Park Hill, this home is updated throughout: from a new kitchen to added A/C, new windows, new light fixtures, new furnace, new paint, and much more! At Eudora, the quality is in the details, such as the meticulously maintained lawn in both the front and back yards, a new full privacy fence, and even added recessed lighting [dimmable] in the living room. With three bedrooms on the main level along with kitchen and living spaces, this home is not only fresh and beautiful, but also functional. The basement has likewise been updated -- down to the tiling in the extra-large laundry room. Not being a flip, but rather a labor of love, specific stylistic features have been preserved, like the pristine 1950s wall tile in the downstairs bathroom. The backyard patio is covered and connects to a huge private yard, more than ideal for entertaining! Exceptionally close to Denver Zoo, City Park, and Park Hill retail/restaurants such as Prodigy Coffee, D Bar, Orange Theory, The Knotty Kids Salon, Sexy Pizza, Fairfax Market, Long Table Brewhouse, Oneida Park, and more! Great proximity to I-70, Cherry Creek, Stanley Marketplace, 29th Avenue Towncenter, and RiNo. Showings start Saturday, 1/6, at 10am!

  • Ddgaskin
"Not the safest area but really just be safe and positive and respect the culture dont try an change it wont work been here for 27yrs"

"lots of parks for your dog to run & play . a few area bars lots of restaurants and a few gyms and yoga places close proximity to are grocery stores."
  • Desiray M.
"ive been living in this neighborhood since a kid. I love it here. Its like nostalgia living in the neighborhood again"
  • Scott L.
"This area is only 2 miles from the 16th St. mall and 1.5 miles from the big box stores in the Stapleton shopping area. This unique development is suburban living in the urban downtown. A bicycle is my preferred method of transportation in the summer. A nearby rail station will open in 2016 to provide transportation to the airport and Union Station."
  • Gfrancis7185
"I moved to Northeast Park Hill in July 2012. So far, I've been very happy. This neighborhood used to be a very bad area. In the 1960s, there were race riots and a local shopping center was burned. In the 1980s, the bloods spread to Denver from LA and made this their home territory. However, in recent years, much has been done to improve the area. The derelict shopping mall at Dahlia Square was torn down and replaced with a senior center. There have been improvements to libraries and rec centers. Stapleton and the retail at Quebec Square made the area more desirable. Crime has fallen every year since 2005, although there is still some gang activity around. Public transportation is pretty good. The area is close to Downtown, City Park, the retail and biek trails at Stapleton. Although some of the neighborhood schools are bad, the area is full of top-quality charter schools, including Denver School of the Arts, Denver School of Science and Technology and Swigert-Macauliffe International School. Another very big deal is that houses in the neighborhood are still cheaper than comparable ones right across Martin Luther King Blvd and pretty cheap for Denver in general. The area is not perfect. Aside from the residual gang presence, the area suffers from small houses and some very dirty alleys. But overall, I give it a thumbs up."
  • Scott L.
"The location is perfect with stapleton shopping just 1.5 miles to the east and the 16th St. mall only 4 miles to the west. The neighborhood is extremely quiet and is completely removed from pass through traffic. "
