Description

ATTENTION CASH ONLY BUYERS AND EXPERIENCED INVESTORS — This property offers significant upside potential for those ready to bring vision, tools, and resources. The 4 bedroom home requires general updating and full scale remodeling; however, several major system upgrades have already been completed, including an upgraded GE 125 amp electrical panel, a new roof installed in 2025, a replaced sewer line to the main in the alley, and both a newer furnace and newer water heater. Located in a desirable area, this home provides a solid foundation and strong neighborhood value—it simply needs a complete top to bottom refresh to realize its full potential.
This property is off market, which means it's not currently listed for sale or rent on Trulia. This may be different from what's available on other websites or public sources. This description is from March 23, 2026

"It is very close to a light rail station and a quick ride to RiNo and Downtown Denver. The area has a small dog park and sits right next to a large green space. "
  • Ddgaskin
"Not the safest area but really just be safe and positive and respect the culture dont try an change it wont work been here for 27yrs"

"lots of parks for your dog to run & play . a few area bars lots of restaurants and a few gyms and yoga places close proximity to are grocery stores."
  • Desiray M.
"ive been living in this neighborhood since a kid. I love it here. Its like nostalgia living in the neighborhood again"
  • Scott L.
"This area is only 2 miles from the 16th St. mall and 1.5 miles from the big box stores in the Stapleton shopping area. This unique development is suburban living in the urban downtown. A bicycle is my preferred method of transportation in the summer. A nearby rail station will open in 2016 to provide transportation to the airport and Union Station."
  • Gfrancis7185
"I moved to Northeast Park Hill in July 2012. So far, I've been very happy. This neighborhood used to be a very bad area. In the 1960s, there were race riots and a local shopping center was burned. In the 1980s, the bloods spread to Denver from LA and made this their home territory. However, in recent years, much has been done to improve the area. The derelict shopping mall at Dahlia Square was torn down and replaced with a senior center. There have been improvements to libraries and rec centers. Stapleton and the retail at Quebec Square made the area more desirable. Crime has fallen every year since 2005, although there is still some gang activity around. Public transportation is pretty good. The area is close to Downtown, City Park, the retail and biek trails at Stapleton. Although some of the neighborhood schools are bad, the area is full of top-quality charter schools, including Denver School of the Arts, Denver School of Science and Technology and Swigert-Macauliffe International School. Another very big deal is that houses in the neighborhood are still cheaper than comparable ones right across Martin Luther King Blvd and pretty cheap for Denver in general. The area is not perfect. Aside from the residual gang presence, the area suffers from small houses and some very dirty alleys. But overall, I give it a thumbs up."
  • Scott L.
"The location is perfect with stapleton shopping just 1.5 miles to the east and the 16th St. mall only 4 miles to the west. The neighborhood is extremely quiet and is completely removed from pass through traffic. "
