You are looking at a nice parcel of land in a very secluded quiet location. When I was looking for a place to live, I wanted to live on land that was the last stop on the road which this is. The neighbors are very nice and helpful, but you won’t see them unless you seek them out. This is a very quiet and very private place.
The land is the star of this deal, a couple of south facing slopes for some ideal building locations. It’s placement to the highway, mature trees, and the wildlife. When I lived there I loved seeing the deer and turkeys as I drove to and from work. I usually saw some game every other day. I am not a hunter but I enjoyed seeing the animals from my front porch. This land is less than 10mins from Interstate 44 and less than 15 mins from Bourbon and Sullivan. Near the Meramec state park and Meramec river. It’s about an hour and 15mins away from St. Louis downtown.
There are some buildings on the property a big mobile home where I lived. It’s a 14’x70’ made in 1987 with a front porch and small rear porch. Not much to look at, but a decent place to live. I started painting it and that would definitely spruce it up. Some new floring and it’d be a great place to live. It has an electric furnace which was recently serviced. Along with a commercial grade central air, this was also serviced and blows some very cold air on the hottest nights. There is also a wood burner set up, and with 26 mostly wooded acres you can heat this home with fallen branches. The well works well and plumbing was recently repaired and is in full working order.
There is also a 30’x50’ garage/workshop on the property. The workshop has 200amp service and some shelving. It was recently built and is ready for your vehicles, boat, or whatever hobby you got. There is a lean-to that was built up against if for a chicken coop that needs to be torn down. One reason I love Crawford County is that there are no building codes, so you don’t need to mess around with permits or anything like that. Also the taxes, the taxes are very cheap at around $400/yr.
Crawford Electric Co has great rates and is connected and working.
Fidelity offers internet DSL service which I had connected and had decent speeds.
