Description

This two story ranch house sits on the crown of 10 acres at approx 1675 feet elevation. The views from the North side of the house stretch into Kern and Monterey counties. The North side of the house also has a 20ft high pergola with 4 varieties of mature vines (table grapes, seedless and seeded), a mature olive tree, wild artichokes and a mature lemon tree. All produce in season. On the South side of the home (front of house) a 500 sq ft redwood deck was built one year ago, great for watching the sunset. Garage is a 3 car, right side is tandem, left side is a single bay. A large truck will fit in the tandem slot (height & length). Driveway is gravel. Property is fed by a 700' deep well with 5 thousand gallons of storage.

Downstairs has a tile floor (great for warm summer days) a full bath, black granite countertops, an island, new stainless fridge, and water filtration under the sink. There's a bedroom downstairs, it's carpeted, with a view South out over the front deck. There is an upright piano that stays with the house. It sits in an alcove in the formal living room off the downstairs bathroom.

Upstairs, oak stairs & railing with carpet strip in the middle for anti-slip. The top banister pole is wrapped in white rope for the cats. The entire upstairs is carpet save the two bathrooms which are tile. Laundry room with washer and dryer are also upstairs. There is a great room at the top of the stairs with two large closets flanking the room. There is an additional storage space off the great room on the North side. Two normal bedrooms with an adjacent bathroom. Master bedroom has the best views to the North and East, soaking tub with corner windows facing those fabulous views. Double sink and shower.

RENT: RESIDENT agrees to pay $3,500 per month, due in advance on the 1st day of each month, payable to Garage Band LLC by check, money order, or other agreed method.

SECURITY DEPOSIT: RESIDENT shall pay a security deposit of $3,500 prior to occupancy. This deposit will be held to secure compliance with the terms of this Agreement and returned, less lawful deductions, within 30 days of vacating the premises.

OCCUPANTS: No persons other than those listed in this Agreement may reside in the premises for more than 15 days without written consent of OWNER.

PETS: No pets are allowed without prior written consent of OWNER. If approved, additional deposit and insurance may be required.

MAINTENANCE: RESIDENT agrees to maintain operational functionality of appliances and the premises in general in a clean and sanitary condition, and promptly notify OWNER of any needed repairs. RESIDENT is responsible for damage caused by neglect or misuse of occupants, guests or animals.

NOISE & CONDUCT: RESIDENT agrees not to cause disturbances that interfere with the quiet enjoyment of neighbors. Violations constitute a breach of this Agreement.

RIGHT OF ENTRY: OWNER may enter the premises with 24-hour notice for inspection, repair, or to show the property, or immediately in case of emergency.

TERMINATION: After expiration of the lease term, either party may terminate this Agreement by giving 30 days' written notice. If RESIDENT holds over, additional rent and damages may apply.

INSURANCE: RESIDENT is advised that OWNER's insurance does not cover personal property. RESIDENT should obtain renter's insurance.

ENTIRE AGREEMENT: This Agreement constitutes the entire agreement between the parties and may only be modified in writing signed by both OWNER and RESIDENT.

GOVERNING LAW: This Agreement shall be governed by the laws of the State of California.
