Knives or cutting instruments shpuld never be used on the countertops to prepare food. Cutting boards must be used to chop or cut food items.
Any damage to the property other than normal.wear and tear found to be caused by a tenant will be require cost of repairs to be paid for my tenant. If damages are excessive or of a serious and intentful nature that will be ground for termination of lease.
Any water leaks or faulty systems in the house must be reported immediately to the landlord for repair. Any damage to the home caused by the failure of the tenant to report the issue to the landlord in a timely manner will require the tenant to pay for repairs.
Rent is due on the first of the month. There is a 5 day grace period to pay. After 5 days there is a $25 late fee added to rent. If rent is not paid by the 15th eviction proceedings will begin. Extenuating circumstances will be looked at on a case to case basis.
Electricity is paid by the landlord and tenant will not be responsible for that utility unless excessive electricity use is happening.
