Owner pays sewer and garbage. Tenant is responsible for water, gas, electricity, internet/cable, and placing all applicable utilities in the tenant's name before move-in.

A 12-month lease is required. First month's rent of $1,500, prepaid last month's rent of $1,500, and a refundable security deposit of $1,500 are due before move-in, for a total of $4,500. The security deposit may not be used as the final month's rent.

Tenant is responsible for routine lawn care, including mowing and trimming, leaf and yard cleanup, and snow and ice removal. Renters insurance must be maintained throughout the lease. Smoking and vaping are not permitted inside the home.

A maximum of one pet is permitted, limited to either one cat or one dog weighing less than 40 pounds. All pets require prior written approval. An additional $500 refundable pet deposit and $50 monthly pet rent are required. Tenant must provide current vaccination and licensing records where applicable and is responsible for all pet-related damage, odors, pest treatment, waste removal, and additional cleaning.

All prospective occupants age 18 or older must complete the application and screening process and be listed on the lease. No unauthorized occupants, subleasing, or temporary or replacement pets are permitted without prior written approval.
