Room Description

Private room available in a clean, well-maintained home in a quiet Meridian neighborhood. The room is comfortable, features good natural light, a closet for storage, and includes a large 70-inch TV, this is perfect for relaxing after a long day. The home also has fast, reliable internet, making it great for working from home or streaming.
Upstairs, tenants have access to a small shared living/lounge area exclusively for their use, providing a private space to unwind separate from the rest of the home. The downstairs living room is reserved for the homeowner, helping maintain clear boundaries and a comfortable living arrangement for everyone.
Tenants are welcome to use the fully equipped kitchen, which offers plenty of space for cooking and food storage. There is a shared upstairs bathroom that tenants will be responsible for keeping clean and maintained at a high standard, ensuring a respectful and tidy environment.
Additional conveniences include in-home laundry and a dedicated street parking spot directly in front of the house. The location is close to shopping, dining, and major roads, making it easy to get around and enjoy everything Meridian has to offer.

The minimum lease term is three (3) months. After the initial term, the lease may continue on a month to month basis. A minimum of thirty (30) days written notice is required prior to termination of tenancy.
Rent is due on the first day of each month and shall be paid via Venmo or another agreed upon method. A two (2) day grace period will apply. Any rent not received after the grace period may incur a late fee of up to one hundred dollars ($100) per day, in accordance with applicable Idaho law.
Utilities and high speed internet are included in the monthly rent. Basic household supplies such as toilet paper and standard cleaning products will be provided in reasonable quantities. Excessive or unreasonable use is not included and remains the responsibility of the tenant.
A security deposit is required prior to move in. The deposit may be withheld in full or in part if the room or shared spaces are left unclean, if damage occurs beyond normal wear and tear, or if any property or items are missing at the time of move out.
All applicants are required to complete a background and credit screening prior to acceptance. The applicant is responsible for the cost of these screenings. Approval is contingent upon satisfactory results at the sole discretion of the homeowner, in compliance with applicable laws.
Tenants are expected to maintain a high level of cleanliness, particularly in shared spaces such as the kitchen, bathroom, and laundry areas. All tenants are responsible for promptly cleaning their own dishes after use and may not leave dishes in shared spaces. Laundry machines must be used responsibly. Tenants are expected to remove their laundry in a timely manner and may not leave items sitting in the washer or dryer for extended periods.
A no shoes policy is enforced inside the home. Tenants and guests are expected to remove footwear upon entry to help maintain cleanliness and protect flooring.
If cleanliness standards are not met, the following process will apply: an initial verbal notice, followed by a written notice for a second violation. A third violation may result in a one time fee of one hundred dollars ($100) and may constitute a breach of the lease.
If a tenant vacates the property without providing the required thirty (30) day notice, the tenant remains financially responsible for rent during the notice period or until the room is re rented, whichever occurs first, as permitted by law.
The downstairs living area is designated as the homeowner's private space. Unauthorized entry into the homeowner's private areas is strictly prohibited and may be considered a material breach of the lease agreement, subject to termination of tenancy and potential legal action.
Security cameras may be in use within the homeowner's private areas for the purpose of maintaining privacy and security. No cameras are located in tenant designated private areas.
Smoking of any kind is strictly prohibited anywhere on the property, including inside the home and on the premises.
The use, possession, or distribution of illegal drugs is strictly prohibited and will be considered a material breach of the lease. Any such activity may result in immediate termination of tenancy and may be reported to and handled by local law enforcement as appropriate.
The homeowner does not consume alcohol. Reasonable and moderate alcohol consumption is permitted; however, disruptive behavior, excessive intoxication, or conduct that negatively impacts the household environment is not allowed and may result in enforcement action under the lease.
No pets are allowed.
Firearms, weapons, or hazardous items are not permitted to be stored or kept elsewhere in the home. If a tenant owns a firearm or similar item, it may only be stored securely in the homeowner's designated safe with prior approval. Unauthorized possession or storage of weapons elsewhere on the property will be considered a material breach of the lease.
Guests are limited and require prior approval from the homeowner. All guests must comply with house rules.
Any damage caused by a tenant to the property, appliances, or fixtures beyond normal wear and tear will be the responsibility of the tenant. The tenant agrees to cover the full cost of repair or replacement, including professional service if required.
All terms and conditions are subject to federal, state, and local laws, including applicable landlord tenant regulations for the State of Idaho.
