 4. Lease Duration: The initial lease term is 1 year, with the option to move to a month-to-month lease or sign another 1-year lease afterward.
 5. Security Deposit: A security deposit of $1750 is required. It will be returned within 30 days if there is no damage to the units.
 6. Late Rent Fees: Rent is due on the [insert due date] of each month. A late fee of $50 applies if rent is not paid within 5 days of the due date.
 7. Maintenance and Repairs: The landlord handles maintenance, repairs, and emergency issues. Tenants must inform the landlord to get issues fixed.

 11. Renewal and Termination: To renew or terminate the lease, contact the landlord at least 30 days before the lease end date. The early termination fee is one month's rent.
