Lease terms

1. Occupants. Only the persons named in this Lease may occupy the Premises. Maximum occupancy is 8 persons. All occupants 18 or older must be named on this Lease as Tenants and approved in writing by Owner. A guest staying more than 14 days in any 6-month period requires Owner's written approval.

2. Utilities. Owner pays internet, pool service, and gardener. Tenant places in Tenant's name and pays: [gas, electricity & water] Electricity is shared: Owner pays 10% of each monthly electric bill and Tenant pays 90%. Tenant will pay Owner's share of nothing beyond this split.

3. Shared Electric Meter Disclosure (Civil Code 1940.9). The electric meter serving the Premises also serves the Owner's separate unit on the property. Tenant agrees that the 10% / 90% split in Section 2 is the allocation for that shared service. Tenant acknowledges receiving this disclosure before signing.

4. Owner's Separate Unit. The property includes a separate unit, with its own entrance and yard, retained by Owner. It is not part of the Premises. Owner and Owner's guests may occupy it at any time. Tenant has no right to enter or use the separate unit or its yard. Owner will use the shared driveway and common pathways as needed.

5. Appliances. Owner provides and maintains the stove and refrigerator. Owner also provides a dishwasher, washer, dryer, and an under-sink instant hot water dispenser. Tenant is responsible for repair or replacement of the dishwasher, washer, dryer, and instant hot water dispenser gate/ garage openers and equipment . Tenant may use Owner's handyman or a licensed repair service.

6. Tenant Maintenance. Tenant will:
* Replace light bulbs, smoke and CO detector batteries, and HVAC filters every [90] days
* Keep drains clear and not flush anything other than toilet paper
* Water landscaping as needed between gardener visits and keep the yard free of trash and debris
* Keep the Premises clean and sanitary
Tenant pays for repair of any damage caused by Tenant, occupants, guests, or pets, beyond normal wear and tear.

7. Repair Requests. Tenant will report needed repairs in writing to [email / text number]. Emergencies (water leak, no heat, electrical hazard, gas smell) must also be reported by phone immediately to TBD.

8. Pool. Owner provides weekly pool service. Tenant will:
* Keep all pool gates closed and latched
* Supervise children and guests at all times
* Keep glass out of the pool area
* Not alter pool equipment, chemicals, or settings
Tenant must report any equipment problem or safety hazard to Owner promptly.

9. Local Contact. Owner lives outside the United States. Owner's local contact for emergencies, access, and service of notices is: TBD. Rent is paid to TBD

10. Renter's Insurance. Tenant will maintain renter's insurance with at least $[300,000] in personal liability coverage during the Lease term. Owner must be named as additional insured or interested party. Tenant will provide proof before move-in and on renewal.

11. Smoking and Cannabis. No smoking, vaping, or cannabis use anywhere on the property, including the yard and pool area.

12. No Subletting. Tenant may not sublet, assign, or list any part of the Premises on Airbnb, VRBO, or any short-term rental service.

13. Vehicles. Tenant may park 6 vehicles in [garage / driveway spaces]. No inoperable or commercial vehicles without Owner's written approval.

14. Move-In and Move-Out Photos. Owner will photograph the Premises at move-in and at move-out, before and after any repairs or cleaning. Tenant may attend and take their own photos.

    "The neighborhood is a mix of retired people and new families. It’s not as communal as other cities I’ve lived in with many people driving in and out of the community and then staying inside or in their backyard. The gates parks prohibit kids meeting there unless they belong to an association. It’s odd to see a gated park that children cannot play on , meet new kids that live across the street, etc. I’m used to larger cities where there are more public places to gather, meet your neighbors, and create a stronger community."
