Occupancy and Access Clause

1. Premises and Access:
Tenant is renting the main floor of the property only, which includes two (2) bedrooms, one (1) bathroom, a living room, a dining room, and shared access to the kitchen and laundry area. The upstairs portion of the home is not part of the rental and is reserved for the owner's exclusive use.

2. Owner Use of Property:
The owner retains the right to occupy the upstairs portion of the home on an occasional basis. Owner will not enter the tenant's private areas without a minimum of 24 hours' notice, except in cases of emergency.

3. Privacy and Quiet Enjoyment:
Party agrees to respect each other's privacy and the right to quiet enjoyment of the premises.

4. Lease Duration and Flexibility:
The initial lease term shall be 3 to 6 months, with the possibility of extension upon mutual written agreement. Move-in and move-out dates will be mutually determined and included in the final lease document.

5. Rent, Utilities, and Deposit:
Monthly Rent: $2,000.00
Utilities: Will remain in the owner's name. The exact monthly utility costs (including internet, gas, electric, and water) will be invoiced to the tenant and paid separately.
Cleaning Fee: Deducted from deposit upon move-out.
Security Deposit: Equal to one month's rent, due at lease signing. The deposit is fully refundable, minus any charges for damage beyond normal wear and tear and the agreed-upon cleaning fee.

6. Furnishings and Inventory:
A Furnishings Inventory List will be attached to this lease. Tenant is responsible for the care and condition of all furnishings and agrees to notify the owner of any damage beyond normal wear and tear.

7. No Pets and Guest Policy:

No pets are allowed on the premises.
Guests are permitted for up to seven (7) consecutive days without prior written permission from the owner.

8. Insurance:
Tenant is strongly encouraged to obtain renter's insurance for personal belongings and liability. The owner affirms that their homeowner's or landlord insurance covers the structure and owner liability for short-term, furnished rentals with partial owner occupancy.
