2. Owner Use of Property:

3. Privacy and Quiet Enjoyment:
Party agrees to respect each other's privacy and the right to quiet enjoyment of the premises.
4. Lease Duration and Flexibility:
The initial lease term shall be 3 to 6 months, with the possibility of extension upon mutual written agreement. Move-in and move-out dates will be mutually determined and included in the final lease document.
5. Rent, Utilities, and Deposit:
Monthly Rent: $2,000.00
Utilities: Will remain in the owner's name. The exact monthly utility costs (including internet, gas, electric, and water) will be invoiced to the tenant and paid separately.
Cleaning Fee: Deducted from deposit upon move-out.
Security Deposit: Equal to one month's rent, due at lease signing. The deposit is fully refundable, minus any charges for damage beyond normal wear and tear and the agreed-upon cleaning fee.
6. Furnishings and Inventory:
A Furnishings Inventory List will be attached to this lease. Tenant is responsible for the care and condition of all furnishings and agrees to notify the owner of any damage beyond normal wear and tear.
