Tenant agrees to maintain all shared areas in a clean, orderly, and respectful condition. Tenant shall clean up immediately after using the kitchen, bathroom, living areas, or any other shared spaces. Repeated failure to maintain cleanliness or properly clean up after use may be considered a violation of this Lease.

Security Deposit and Advance Rent
Upon execution of this Lease, Tenant shall pay a security deposit equal to one (1) month's rent, together with one (1) month's advance rent. The advance rent shall be applied toward the first month of the Lease Term. The security deposit shall be held by the Landlord as security for the Tenant's performance of all obligations under this Lease and may not be used by the Tenant toward rent or any other charges during the Lease Term, except as otherwise permitted by this Lease or applicable law.

Rent Adjustment Upon Renewal
Upon expiration of the initial Lease Term, the Landlord may increase the monthly rent by up to five percent (5%), taking into consideration prevailing market rates and conditions. Any such increase shall be communicated and agreed upon prior to the execution of a renewal or subsequent Lease agreement.

It is also used by the board of health to remind everyone to get a tetanus shot. Newest business to come in town is a yoga studio. “Hot or cold yoga” is written in sharpie on a piece of plywood outside the studio. "
