Tenant is responsible for all expenses, including but not limited to, water, electricity, gas, trash, gardener, cable and WiFi. There is absolutely no smoking or vaping of any product permitted in the house or on the property. Subleasing all or part of the home is not permitted. Tenant agrees to abide by all HoA rules and regulations which will be attached to the lease.

Note: Home is leased in as-is condition and comes fully furnished except for one upstairs bedroom (which can be furnished upon request), linens, kitchenware, and most paintings depicted in the images. An addendum will be attached to the lease indicating everything that is included.
Applicant has the right to provide the landlord with a Portable Tenant Screening Report (PTSR), as defined in §38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides the landlord with a PTSR, the landlord is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for the landlord to access or use the PTSR. The landlord may limit acceptance of PTSRs to those that are not more than 30 days old. Confirm PTSR requirements directly with the landlord.
