We have a nice quadruplex at 3333 Post St. (between Edgewood and McDuff). The rent is $700. The apts. are 2/1 with hardwood floors and 925 s.f. large, HVAC. Unit 1 and 4 are available now. Because there is only one meter for water & sewer, all 4 units will only have one JEA bill. To make it easy, every unit pays $75 for water and sewer (it usually runs about $90 each month). We as a landlord will pay for the balance. Tenants are responsible for their own electricity. Rent with water & sewer: $775. Security Deposit: $750, will refund if tenant fulfill one-year lease and doesn't violate the lease. No application fee.     "Murray Hill is undergoing what some call a "Gentrification" process. Many of these lovely older homes are being bought, renovated and resold to more affluent (okay, usually caucasian) people who are not quite able to buy in Riverside or Avondale. The result is that more businesses are opening which, in turn, brings an influx of people from all social strata. Of course, it still has a way to go before it can compete with the likes of Avondale or Five Points...but just give it time! Yes, there are definitely areas and sometimes just blocks that one should avoid, but on the whole, the neighborhood has a good "Feel" to it and a fairly strong sense of community. Right now is a good time to move to Murray Hill because, from observing the measurable current trends, housing prices are going to rise steadily for the next few years."
