Tenant must report maintenance issues promptly in writing.
Lawn care or pest service is tenant responsibility. Please consult owner as only pet friendly chemicals are currently used.

Minimum Income: 3x monthly rent (combined household gross)

Tenant Screening & Documentation
Tenant must provide the following prior to approval or move-in:
- Proof of income (recent pay stubs, W-2s, or verified employment letter)
- Consent to credit check and verification of 650+ credit score
- Proof of renters insurance with landlord listed as additional interest
- Rental history with valid contact information for two prior landlords
- Consent to background and eviction history check
Misrepresentation, falsification, or failure to provide any required documentation may result in immediate denial of application or termination of lease without refund of fees or deposits. If tenancy has already begun, this may serve as grounds for immediate eviction and full forfeiture of all security deposits.

Maximum Occupants: 2 per bedroom (six)
No Smoking: This is a strictly non-smoking property (inside or on premises)
Rent & Late Fees

Rent is due on the 1st of each month.
A late fee of $75 will apply if not received by 5:00 PM on the 5th.
Returned payments will incur a $25 NSF fee.

Unauthorized Tenants or Pets
Unauthorized occupants or pets may result in lease termination or additional fees.
Guest stays over 14 consecutive days require landlord approval.

No Re-Leasing or Subletting Clause

Re-Leasing or Subletting Prohibited:
Tenant agrees that they shall not assign this Lease, re-lease the Premises, or sublet any portion of the Premises to any other individual or entity without the prior written consent of the Landlord, which may be withheld at the Landlord's sole discretion. Any attempt to re-lease, assign, or sublet without such written consent shall be deemed a material breach of the Lease and grounds for immediate termination. This includes, but is not limited to, listing the Premises or any portion thereof on short-term rental platforms such as Airbnb, Vrbo, or similar services.

Move-In Requirements
Prior to receiving keys, tenant must:
- Pay first month's rent, full security deposit, cleaning fee, and applicable pet fees
- Sign lease agreement and all addenda
- Submit proof of utility transfer
- Complete move-in inspection with landlord
