o Previous home ownership (if applicable) will be verified from mortgage company or bank
o The application will be denied if rental history demonstrates noise or other serious complaints
General Information
o No smoking inside property, including marijuana
o Crime-Free property;
o Must be physically able to perform yard care and snow removal, and the lease/rental agreement will include a written requirement to do so
Income/Credit Requirements
o No "bounced" or insufficient funds checks in the past two years
o Three times the monthly rent in verifiable income
o Six (6) months verifiable income (pay stub may be required)
o Employed in the current job for the past year
o Each applicant will qualify individually unless married
o Credit Score minimum of 575, negotiable
o Self-employed applicants will be required to show proof of income from copy of previous year's tax return
o Students or others with no verifiable income may be accepted with a qualified cosigner (after credit check of the cosigner) and signed Cosigner Agreement. Co-signer will be screened.

It's 5 or 10 minutes to get downtown and 15 or 20 minutes to the valley depending on where you're going.
