3. Ability to pay all deposits and rent in full prior to move in.
4. Gross monthly household income must be 3 times the rent amount and verifiable as a permanent source of income.
5. If a Guarantor (co-signer) is needed to qualify, this applicant will need to clear 6 times the rent gross monthly income to qualify for paying two properties' monthly payments.

6. Income must be verifiable and legal such as:
1. Paystubs or bank statement, W2(s)
2. Self-employed provide 1099's, tax returns (2 previous years)
3. Proof of court ordered support (document or bank statement)
4. Offer letter from new employer
1. We will follow up with the employer to verify this is a legitimate offer.
5. Proof of retirement or trust fund income (bank statement)
6. No recently filed bankruptcies (past 18 months), bank levy's, wage garnishments or tax liens
7. We cannot verify unemployment or temporary disability or TANF as a permanent source of income.

7. Renters insurance Proof is required within 3 days of signing the lease.
1. Coverage of at least $100,000 in personal liability (bodily injury and property damage) for each occurrence.
2. Pets must be added to the renters' policy.
3. Pet Application must be submitted with renters' application.

Rental history requirements

1. No late payments in 2 years tenancy
2. No more than one NSF check in 4 years tenancy
3. No balances owed or unpaid collections to current or former landlords
4. No judgements, evictions, notices to pay or quit in past 10 years
5. No foreclosures in past 2 years
6. No history of breach of contract or early termination of leases
7. No negative behavior or property damage reports from prior landlords of 7 years

    "I used to work in Tracy and did a reverse commute to Tracy from San Ramon. I've seen a lot of growth since then. Neighboring Mountain House was just being developed. Now, Tracy is booming and real estate values have gotten out of hand even for Tracy. The Tracy Hills development is crazy expensive and there is currently no infrastructure there. If you can afford to live in Tracy, the Redbridge area of homes is best. Reminds me of a bygone era of tree lined streets and and beautiful homes with some being semi-custom. There is not a lot to do here, the mall is small and the only restaurant that is worth going to is Texas Road House. Most residents would likely travel to Livermore's downtown less than 20 mile west to enjoy great food and wineries. All in all, this is a "bedroom community" with a lot of commuters heading out as far as San Jose to work yet wanting to afford a home and build some roots."

Also the local restaurants are open and cater to the crowd. Farmers markets are nice to go to to support local farmers. There are many other events including Tracy Lions groups breakfast fundraisers. They have ball draws and events at the Elks Lodge. Check the Tracy Press online for more."

    "We don’t have community events here other than garage sales or neighborhood forum on social media. Where the people of Tracy reports things that are happening in our area. Sometimes it’s positive other times it can be quite alarming, but despite all of that I still love it here. Within 5-10 minutes we have multiple banks, DMV, Mall, Movie theater, car dealership, Costco,target, homegoods, Marshall’s, Home Depot, target, Walmart. Etc"
