About this House

This is a charming bungalow stye home that has many upgrades. New flooring in the kitchen and laundry room. Interior has been freshly painted. Safe neighborhood full of retirees and families. The home is within walking distance to a gym, shopping center, Starbucks and 4 restaurants. Madera has an efficient Neighborhood Revitalization Program that cleans graffiti, allows yard sales once a month, and keeps vehicle storage off the streets. There is a separately fenced dog run along the side of the house for friendly dogs. The property is shared by two long-term tenants to the rear of the property. The laundry room, vegetable garden and backyard are shared by all tenants. Landlord pays most utilities.

Landlord pays water, garbage, gas & electric, pest services, landscaping and WIFI. Rent is due the 1st of each month. A late charge of 6% of the current rental amount shall be incurred if rent is not paid when due. No indoor animals. Any outdoor animals must be pre approved in the contract. No smoking or vaping inside the home. Lease will be contracted for one year per term.
Each person over the age of 18 who will be living in the home must complete and submit a separate application. In order to qualify, each person must meet or exceed the minimum standards for qualification. Incomplete applications will not be processed. Applications containing false information will be automatically disqualified. The process will include contact with employers, current landlord, previous landlords, personal and professional references and any other sources that may be deemed necessary. A consumer report will be used in the processing of all applications.
Applicants must have current photo identification and valid social security number. Applicant's monthly income must be verifiable. Unverifiable income will not be considered. Applicants may not have any evictions or unpaid judgments from previous landlords. A background check will be conducted on all applicants over 18 years old. Any future approved adult tenants will add $150 a month to the rent. Applicants who do not meet minimum screening standards will not be approved. Alterations on the home will only be made with prior signed consent from the Landlord. Any damage made to the property during tenancy, for example a clogged drain or toilet, will be repaired at the tenants expense. Tenant is not permitted to assign or sublet the home. All tenants on the property will respect the other tenants and neighbors by not being disruptive or noisy. Landlord will inspect the home with notice every 6 months. It is a corner lot with plenty of parking, but due to city ordinance, boats, recreational and non operational vehicles are NOT allowed to be parked on the street. Utilizing the washer and dryer schedule can be arranged with the back two tenants. Since this laundry room is a shared space, a cleaning schedule will be expected from all tenants. The Rental Agreement contains more information regarding expectations for both Tenant and Landlord.
