** Qualifications are as followed to Include 2nd Chance Leasing Information
** 1. Must make 3X the rent.($5,985 in monthly income)
** 2. Must have verifiable monthly income to qualify as a applicant with us & should be with current employer for at least 6 months or more and demonstrate consistent employment over the past 2 years without any long gaps of unemployment.
** 3. Verifiable 2 year previous rental history.
** 4. 2nd Chance Leasing Program - Will consider (a) No social security numbers (b) evictions over 1 year old (c) some criminal history such as felonies (some consider but not all). (d) bad credit issues like charge offs, bankruptcy & delinquent balances on credit history that some companies may have disqualified applicant from leasing a property in past and (e) income employment and rental history verification issues. (f) no established credit/rental history.
** 5. Acceptance under our 2nd Chance Leasing Program requires an additional NON-REFUNDABLE FEE EQUAL TO 1 MONTHS RENT IN ADDITION TO 1ST MONTHS RENT & DEPOSIT PRIOR
TO MOVE IN.
** 6. No realty fees paid but a $100 courtesy fee will be given to any realtor that a client is referred and accepted and leased signed either under our 2nd Chance program or not.
** 7. Showings by appointment only between 10 am-2:30 pm Monday-Saturday.
** 8. Application fee is 75 per proposed occupant 18 years old and older & is non refundable.

If you have an emotional support animal we will require documentation from a doctor that will be verified extensively prior to accepting or approving any ESA animal!!

If you have a service animal we will request an ESA letter or a Service Dog letter from your Physician that must be from a in State Doctor & no older than
