When you lease this home, you will get a significant number of amenities, including family friendly community with (3) bedrooms, two Bathrooms, a washer & dryer hookup, major appliances, a patio, a porch, and a great big backyard for you and your family to hang out or play.

Welcome Home

One-year lease:
Rent: $1300
Security Deposit: $1300
Application Deposit: $300
Application Fee: $25

Application deposit will be added to the security deposit during the signing of the lease agreement. If you decide to walk away from the lease agreement prior to signing your application deposit is not refundable.

The application fee is not refundable.

Please include the number of individuals occupying the Home.

Anyone 18 years and older are required to complete an application; A $25 fee will be assessed, and a review of their credit, background, and rental history will be completed.

The renter must put in place renters insurance with a minimum of $20k liability coverage to cover any damages or loss expenses from accidental damages to the property.

Proof of insurance of the stated amount is required during the signing of the lease.

The Home is cared for; therefore, the owner will ensure that your Home will be ready, cleaned, and safe for living before your move-in date.

You are not limited in your comfort level or requirements; therefore, the renter is responsible for all utilities (water, trash, gas, electric) and any other amenities including cable & internet.

Pets up to 2lbs are welcome; however, we are not open to negotiating furry addition to the family of 2 lbs or more, including dogs, cats, or wild animals.

**No cats, dogs, and wild animals on the premise. A fee of $200 will be assessed and $100 will be added to subsequent occurrences (fee paid on notice). The owner reserves the right to request your move-out of the home if more than two occurrences occur however you will be responsible for any remaining months on the lease agreement and legal fees.

Your comfort is our satisfaction; you are welcome to paint one accent wall of your choice in the main living area (living room, dining area); however, the owner requires that your color of choice is removed before moving out. If you cannot match the original color, we will assist with the repainting from the funds used for your deposit.

*Please be mindful of nail holes and other punctures made to the ceilings and walls on the property; these items may require extra attention during the moveout inspection.*

We want you to be safe and comfortable in the Home; therefore, smoking is prohibited in the home.

Maintenance and upkeep of the property during your stay in the Home may require unexpected attention; therefore, we ask that you notify the owner of your maintenance request, so a technician can come out to the Home at an agreeable day & time to assess and fix any maintenance issues.

In addition to the maintenance request, to assist with these unforeseen, unexpected, or frequent occurrences, the owner requires that a deductible of $150 be paid to the owner via money order or added to the rent no more than two weeks after the technician has corrected the issue.

*Unpaid balances will be deducted from the rental deposit.*

**During the Hot (June-Sept) and Cold (Dec-Feb) season of extreme weather, a service deductible will not be assessed for a technician to come out to the Home to service heating and cooling requirements.**

Living Arrangement Changes:
Although we love having you, we understand that sometimes even great relationships must end; therefore, a minimum of 30 days notice must be provided in writing upon the renters' determination to terminate the leasing agreement.

If a notice is not provided, we will contact you within the 30 days requirement to offer a month-to-month option or lease extension for your stay.

Month-to-Month fees will be assessed under the market rate for leasing a home with similar floor plans and amenities or other required terms.

Possible Example: A fee of $150-$200 may be added to the original rent amount. $200-$300 may be required for maintenance requests during the month-to-month leasing option.

Military PCS Orders:
The Tenant must provide 30 days or more notice to the owner upon receipt of Military PCS Orders and determination of ending the leasing agreement.

Parking:
You have plenty of options to park your vehicle. However, we ask that you are parked in your designated parking spaces (garage, driveway, or street) which doesn't include your neighbor's driveway.

Exterior:
We know you will enjoy living in the Home and adding your personal touches to make you comfortable; therefore, we ask that you are mindful of any decorative items and options or holidays that you choose to exercise/celebrate on the exterior of the Home as long as it doesn't cause any damages to the property (grass & exterior walls) and isn't offensive to your neighbors.

Safety/Cleanliness/ Hazardous:
This is your Home; please take care of it and remove anything that will detract from its appearance on the inside and outside.

Grass:
Take a load off, and we will take care of the upkeep of the grass. We'll have someone to cut, treat and maintain the grass; however, if you feel extra attention is required, please reach out so we can send someone out to take care of it.

Money Saving Options:
Stay longer, lock in your leasing rate, and reduce your deductible to $75 per occurrence on your maintenance request for a longer lease agreement.

LEGAL REQUIREMENTS:

Anyone above the age of 18 is required to complete an application; A $25 fee will be assessed, and a review of their background and rental history will be required.

We understand life has its ups and downs; therefore, we want to remind you and make available specific options.

If you are thinking about a roommate, we ask that you screen that individual thoroughly before developing any agreement. Notify us promptly of this agreement so that we can extend an application (fee of $25) and a roommate agreement to the individual.

Please provide us their full legal name, place of employment, contact information, emergency contact name, and number.

Please keep in mind this agreement does not free you of any responsibility/liability or contract made before leasing the Home.

The Tenant, selection criteria may include factors such as criminal history, credit history, current income, and rental history. If you do not meet the selection criteria, or if you provide inaccurate or incomplete information, your application may be rejected, and your application fee will not be refunded."
