About this House

TERMS: Rent $4000/monthly. Deposit $4000. Possible to pay deposit in installments. Year lease. Available July 1st. Owner pays all utilities: Ultrafast Sonic Fiber Internet, gas, electric, water

SPACE: The Fossel Farm's rustic modern 3BR apartment is a wonderful light-filled space with dark bamboo hardwood and black slate floors throughout and views of the farm's gardens from every window. Some nice big southern, eastern, and western exposure windows give it attractive natural light throughout the day. The social areas of the home have an open floorplan connecting our farmy kitchen, dining area, and living room into one great room that features a central cedar-lined chimney and fireplace. It's a really cozy and great space to live in and hang out!

The apartment has three nice bedrooms and a full bath with a luxurious tub for soaking. The master bedroom has its own access into the bathroom and his and hers floor-to-ceiling wardrobes. A second bedroom has a view of the hills and the front yard, is the largest bedroom, and with a sizable closet too. The third bedroom is a great light-filled room with two windows, one of which looks out into our back garden. The kitchen has stainless steel appliances including dishwasher and fridge, walnut countertops, kitchen cupboards with an Oak gall based plant stain, a classic vintage Gafford & Sattler stove from the 40s and gorgeous white subway tile. Along with all the basics, the kitchen also includes tea kettle, coffee maker, French press, knifeblock, dishrack, rice maker and a countertop composter. We have a good range of countertop appliances as well.

HOUSE: The Fossel Farmhouse is an Edwardian style two level house, built in 1911, still a bit rough around the edges here and there in proper urban farm style, but resounds with charm from every corner. The house has undergone continuous improvements since we acquired it 25 years ago, many of them handcrafted by our family. Laundry machines are available at the back of the house in a greenhouse style laundry shed, which is shared with your neighbors at the property. The house foundation is bolted and sheer-walled very earthquake safe.

PROPERTY: This Edwardian multi-unit house sits on a large fully-fenced double lot with a nice front yard, a fantastic backyard, and two pretty side yards too. There is a beautiful vegetable garden with a large number of raised beds which may feature a wide range of plants (chard, kale, mixed greens, arugula, potatoes, tomatoes, basil, lots of culinary herbs, strawberries, beets, beans, edamame, rhubarb, onions etc). An irrigation system is provided and tenants have an opportunity to garden if they desire. It's a great yard with room for kids to play, including a chalkboard wall, small treehouse etc. It also has several nice outdoor eating spaces with multiple chairs each, and lots of potted plants (succulents, aloe, orchids, bougainvillea). The house offers very nice indoor/outdoor living for everyone. Currently the front yard features morning glory vines, a lemon tree, orange tree, false bamboo, roses, potato vines, as well as our herb garden. Lastly, there are four raised beds on the sidewalk with succulents and California poppies, as well as a peach and a walnut tree.

NEIGHBORHOOD: Right in the great neighborhood of lower Shattuck Avenue just south of downtown Berkeley (where Shattuck goes down to two lanes), this great old house is two blocks to the Ashby BART, right on a direct bus line to the UC Campus, and only about a 15 minute walk/5 minute bike ride to downtown Berkeley, the Elmwood, Temescal, and the UC Campus. It is surrounded w/in a one block area by local cafes (Damask Rose, Buenos Aires, Nomad, and Red Bay Coffee), restaurants (Emilia's Pizzeria, Taqueria La Familia, Mochinut, Dessert Cafe, Nick's Pizzeria & Bakery, and Los Cilantros inside La Pena Cultural Center), small loft developments, and a friendly neighborhood Irish pub (Starry Plough). Berkeley Bowl, widely regarded as the best community market in the East Bay, is easy walking distance about five blocks away and Whole Foods is only a couple blocks more, as are foodie favorites like Crixa Cakes, Sweet Adeline's Bakery, and Hoi Polloi Brewing Taproom. The neighborhood offers plenty of long-term onstreet permitted parking. Only 3 minutes to 24/580/880 freeway onramp.
