To help you in making your decision, we have listed below the criteria for qualifying as a resident with us.
These terms are non-negotiable.
Any individual over the age of 18 years of age along with any co-applicants must complete the online
application.
The application fee for each applicant is $45 and is due at the time of submission. Application fees are non-refundable.
Applications are processed during normal business hours and can take anywhere from 2-4 business days
to complete. Upon completion, you will be notified via email.
Denials are accompanied by an adverse action letter.
*Please note we are unable to discuss or release your credit report
Each applicant must provide government photo identification and social security card.
Applicants who are first-time renters or who do not have sufficient income may qualify by having a
qualifying lease guarantor. The guarantor must sign the lease agreement.
No more than two occupants per bedroom.
Employment and monthly income must be verifiable. The total monthly income of each applicant
excluding spouses must be 3 times the monthly rent. All roommates must qualify individually.
Applicant(s) may be denied occupancy for the following reasons:
Credit score less than 620
Insufficient income
Criminal history
Poor credit history
Poor rental profile of any applicant (rental history reports are obtained).
Rental history of:
1. Non-Payment or frequent late payment
2. Eviction
3. Poor Housekeeping
4. Poor supervision of applicant's children
5. Unruly or destructive behavior by applicant, applicant's children or applicant's guest's
6. Violence to persons or property by applicant, applicant's children or applicant's guests
