Premises

The rental premises consist of the three-bedroom portion of the five-bedroom main house located at Seca Place. The main house is divided into two separate residential units.

The rented premises include:

Dining room
Private deck
Detached garage
Fenced backyard
Shared use of the larger, unfenced yard

The other portion of the main house is not included in the rental premises and may be occupied separately.

Monthly Rent

Monthly rent is $4,200, due on the first day of each month.

Security Deposit

The security deposit will be $4,200, due before the tenant takes possession of the property, subject to all applicable California security-deposit laws.

Utilities - Additional $300 due directly to Landlord

The following utilities are paid to landlord in addition to the monthly rent:
Water
Garbage service
Electricity, up to the property's current average usage
Gas, up to the property's current average usage

Included electricity and gas are based on the established average usage for the rented portion of the property. If electricity or gas usage substantially exceeds the established average, the tenant may be responsible for the excess amount. The landlord will provide documentation of the applicable utility charges upon request.

Internet, television, telephone service, and any other utilities or services not specifically listed above are the tenant's responsibility.

Shared Areas

The tenant will have shared, nonexclusive use of the large unfenced yard. The tenant must keep shared areas clean and may not obstruct or exclusively occupy shared spaces.

The small fenced backyard, detached garage, and deck are included for the tenant's use unless otherwise stated in the lease.

Garage

The detached garage is provided for parking and ordinary household storage. Storage of hazardous, flammable, illegal, or perishable materials is prohibited. The garage may not be used as a bedroom, living area, workshop, or commercial space without the landlord's written permission.

Occupancy

The premises may only be occupied by the tenants and authorized occupants identified in the lease. No additional occupants may reside at the property without the landlord's prior written approval.

Use of Premises

The premises must be used solely as a private residence. Commercial activity, short-term rentals, subletting, or assignment of the premises is prohibited without the landlord's prior written consent.

Maintenance

The tenant is responsible for keeping the rented premises, deck, fenced backyard, and garage clean and in good condition.

Yard and Landscaping

The landlord will provide and pay for a landscaping service to perform routine maintenance of the fenced backyard and shared unfenced yard.

The tenant must provide reasonable access for scheduled landscaping and must keep the yard free of personal property, pet waste, toys, vehicles, and other items that could interfere with the landscaping service.

The tenant remains responsible for damage to landscaping, irrigation, fencing, or yard areas caused by the tenant, occupants, guests, or pets.

Parking

Parking includes the detached garage and any additional parking areas specifically designated by the landlord. The tenant and guests may not block driveways, access areas, neighboring residences, or parking designated for occupants of the other portion of the house.

Pets

Pets are permitted only with the landlord's prior written approval. Any approved pet may be subject to additional lease terms and a lawful security deposit.

Smoking

Smoking and vaping are prohibited inside the house, garage, and any other enclosed structures on the property.

Noise and Conduct

The tenant and guests must not create excessive noise, disturb neighboring occupants, or interfere with the peaceful enjoyment of the other portion of the house or surrounding properties.

Alterations

The tenant may not paint, remodel, install fixtures, change locks, mount equipment, or make other alterations without the landlord's prior written approval.

    "It takes forever to get anywhere in Salinas. It’s an old town, much of which had been preserved for the sake of it being John Steinbeck’s hometown. This means narrow streets, minimal parking, and lots of congestion. There are only a few streets which connect “Old Town” to the newer developments... which calls for lots of traffic on those roads."
