3 Bed 2 Bath 1800 square foot house with 1 car garage and large back yard conveniently located midway between main street and campus on wide but not busy 700 North. Single contract for Married/family/committed/attached/related i.e. not for roommates. Max 2 cars due to limited winter parking. Updated/ Renovated throughout. Amenities: Washer and Dryer, Dishwasher, Auto Sprinkler System, New High Efficiency furnace, Snow Blower, Mower, and Oversized Evaporative Cooler. Pets will be considered on a case by case basis depending on the pet and available references.

RENTAL CRITERIA

Zillow application for each adult unrelated by marriage signing on the application and lease. Or a $75 non-refundable application fee for each adult unrelated by marriage signing on the application and the lease if a zillow application is not submitted. The fee covers screening expenses.

IDENTIFICATION- all applicants must provide current photo identification at the time of application AND when signing the lease.

EMPLOYMENT REQUIREMENTS- Employment will be verified. Employment history must demonstrate reliability and stability.

INCOME REQUIREMENTS- The combined gross income of applicant/s must be at least three times the monthly rent rate.

RENTAL HISTORY- Applicants must provide name, address, and dates of tenancy for previous landlords for two years. An application will not be approved if there is any previous eviction, defaults in lease agreements, untimely rental payments, or outstanding balances owed to another apartment or rental owner or property manager.

CREDIT HISTORY- Applicant's credit must reflect that all accounts are current and that the applicant has a history of financial responsibility.

CRIMINAL HISTORY- An applicant will be rejected if he/she has been convicted of a felony or any type of crime that would be considered a threat to the rental property, other residents or neighbor.

SMOKING- Smokers need not apply as smoking or vaping is not permitted on the property.

PETS- Pets are NOT allowed under normal circumstances. A pet may be allowed at my discretion with excellent reviews from a previous landlord, an additional non-refundable deposit, additional rent per month and specific pet amendment agreement.
