1. Term & Property

Premises: Located at Griffin, GA

Lease Term:6 months or 1 year contracts

2. Rent

Monthly Rent: $1200, due on the 1s day of each month.

Late Fees: $200 if not paid by 3 days after due date, plus $100 per additional day, up to a maximum of $1000.

3. Security Deposit

Amount: $1800

Refundable within 14 days after lease termination, minus deductions for unpaid rent or damage beyond normal wear and tear, with an itemized statement of any deductions provided.

4. Utilities

Tenant is fully responsible for all utilities and services for the premises, including, but not limited to: electricity, gas, water/sewer, trash/recycling, internet, cable, telephone, heating, cooling, and any others used during tenancy. Tenant must place all accounts in their own name and pay timely.

5. No Pets

No pets or animals of any kind are permitted on or about the premises including both temporary and permanent except for legally recognized service animals. Tenant may be charged cleaning and deodorizing fees if pets are discovered.

6. No Smoking

Smoking including tobacco, e-cigarettes, marijuana, or similar substances is strictly prohibited inside the premises and on the property grounds. Violations may result in forfeiture of security and cleaning deposits and/or lease termination.

7. Damage & Repairs

Tenant must maintain the premises in a clean, safe, and sanitary condition and promptly notify Landlord of any needed repairs. Tenant is responsible for the cost to repair any damage caused by Tenant, guests, or pets (beyond ordinary wear and tear). Tenant may also be charged for damages resulting from failure to promptly report issues.

8. Use of Premises

The premises shall be used solely as a private residential dwelling. Tenant agrees not to disturb neighbors or cause nuisance behavior that interferes with others' quiet enjoyment.

9. Landlord Access

Landlord or Landlord's agents may enter the premises for inspections, repairs, or showing to prospective tenants/buyers with at least 5 days' notice, except in emergencies where immediate access may be necessary.

10. Governing Law

This lease is governed by the laws of Griffin, Georgia. Should any clause be deemed invalid, the rest will remain in full force and effect.

11. Entire Agreement

This document and any attached addenda may be changed at final lease signing
