Description

315 15th Street is a beautifully appointed two-family home situated on a tree-lined Park Slope block. From the moment you enter the garden level, you are greeted by a well-designed and tastefully decorated owner's duplex. The lovely living room has original built-in display cabinetry, accent lighting and a refinished fireplace mantlepiece with beautiful cast iron cover. The kitchen has a country farmhouse feel while incorporating elements that give it a modern twist: beamed ceiling, patterned ceramic tiled walls, floating shelves, tons of storage space with hints of reclaimed wood, and a waterfall marble countertop. Top of the line stainless steel appliances, a large and custom-milled pantry alcove, and a recipe planning nook make this kitchen the perfect place to bring meals together. It opens directly out onto a sun-splashed dining area with custom banquette seating, hand blown glass pendant lights and industrial wall sconces, and is framed by a wall of windows offering unfettered views to the garden. The dining area is designed so the entire area can be used comfortably for entertaining with style.
Make your way to the parlor level where three bedrooms reflect the same attention to preservation and smart design as the garden floor. The large, south-facing primary bedroom has high ceilings with pristine moldings and ornate period wood trims framing the windows and doors, and a decorative fireplace stripped and restored to accentuate the gorgeous original woodwork. The two rear bedrooms each have oversized windows and a mix of impeccably maintained detail and modern touches, and each features access to the terrace overlooking the garden.
The duplex offers one-and-a-half bathrooms, including one colorful and sleek spa-quality full bath with a deep soaking tub, tiled walls and backsplash. Unique custom fixtures and a small decorative transom window allow natural light to enter this peaceful oasis. You'll also find beautiful hardwood floors throughout the space, and a split-system A/C for maximum comfort year round. The finished basement houses the laundry area, an office space, and lots of extra storage.
The top level of the townhouse, accessed separately via the front stairs, is a nicely finished income-producing 1+ bedroom rental apartment featuring a full kitchen, living room/dining room and office, and a large north-facing bedroom.
This corner of Park Slope offers a wealth of great shopping and grocery options, pet stores, salons, gift shops, the Armory Y, and a number of notable neighborhood restaurants and cafes such as Fonda, Lore, Winner, Brookvin and Ten Sushi. It's a quick trip up to Prospect Park, and close to the community garden at 6th Ave as well. Public transportation is easily accessible with the F, G and R train lines close by as well as several bus options on 5th and 7th Aves.

"Please don’t bring more dogs to this neighborhood. We already have enough and owners already do a very poor job of either 1) picking up after them or 2) keeping them leashed. Saw a dog unlawfully unleashed in the park destroy a tree the other day. Continually have to ask owners to not let dogs defecate on our fenced sidewalk gardens. Just don’t. How hard is it? "
