Thank you for your interest in renting our property in Ramona, CA. The full property description is listed below. We comply with the State Fair Housing Law. This residence is free of smoking, drugs, and crimes!
The application process consists of 3 steps :
A. Submission of application(s) and fees. Each application is screened individually for credit history, employment history, leasing history, income verification, and criminal history. Move-in date can be negotiated up to 7 days from the available date or rent will begin accruing.

B. After tenancy is offered, lease agreement needs to be signed and security deposit is collected in cashier's check format within 24 hours. First month's rent and renter's insurance collected on or before move-in date.

C. In order to process your application, we need you to consider and provide the following items.
o Completed Application- We must have a separate completed application for anyone 18+ that will be living at the property. Please make sure to complete all fields as we only process fully completed applications.
o An original government-issued photo ID such as passport or driver's license, held up by you personally will be verified and photographed by owner
o Proof of income for all applicants- Applicants must make a combined gross income as a household that is minimum 2.5 times the monthly rent, to be considered. Applicants must provide verification of legal income sufficient to meet the rent to income ratio. Examples of verification include, but are not limited to, last two paycheck stubs, payroll print out from employer, previous year's personal tax return, last 2 bank statements, proof of government income (such as Social Security, disability, welfare, et cetera), proof of retirement income, liquid assets (e.g. savings/bank account, stocks), proof of spousal and/or child support, or any other legal, verifiable income.
o If rental lease is accepted, application fees will be applied towards first month's rent.
o Minimum required credit score is 650. If you have an Eviction Record, Negative Landlord Reference, Outstanding Landlord Collection, Judgement or Rent Bureau reporting of any kind, previous malicious or violent crimes can not be considered.
o Applicants must have held verifiable employment for at least 6 months for approval.
o This residence can accommodate up to 4 people.
o No subletting is permitted. All applicants are required to apply at the same time.

    "Everyone knows everyone. Teach your kids respect and kindness. It goes a long way! Since it’s not easy to get places. Most kids have motorized scooters or bikes. Please teach the safety like wearing a helmet and not cutting cars off or speeding with them. We don’t want them to get hurt!"

    "Family friendly, great neighbors! We get occasional visits from wild turkeys, peacocks, owls and perrogine falcons. We have a mated pair of hawks, that we have watched raise babies since 2009! In the spring we get migrating Monarchs and Moutain finches. You can see the milky way most nights. Lots of town events, like the Rodeo and Fair. Ramona has a community Halloween event, and most of the town trick or treats on main street. They have activities for the 4th of July and Christmas. There are easy hiking trails like the Grasslands and more difficult ones such as Mount Woodsen and everything in between. The only con is commuting for work, not a lot of traffic just the distance of you work in San Diego."
