Welcome to our charming two-story townhome in Spokane, WA. This cozy unit features a convenient washer and dryer, a fenced-in back yard for added privacy, and a convenient half bath on the main floor. Upstairs, you'll find two spacious bedrooms with a shared bathroom. Say goodbye to the hassle of landscaping and snow removal, as these services are included in your rent. Enjoy the ease and comfort of apartment living in this lovely Spokane location.

Tenants pay $130.00/month on top of the rent for water/sewer/trash. Tenants put power under their name. Dogs may be considered: If approved there will be a $500 additional deposit and $25.00 in pet rent, per pet, per month. We will consider dogs only, up to two dog maximum. The application fee is $43.00. Approved applications will have an $100.00 administration fee to be paid at move in.

Prior to filling out an application for this property, you need to understand our screening criteria:
-You must see the home in person prior to applying
-We do not allow co-signers
-Must provide the source and proof of your income.
-2 years of Verifiable rental history from a 3rd party.
-Debt to income ratio cannot be greater than 43%. Your total outstanding monthly debt payments reporting on your credit report cannot exceed 43%, including the prospective rent payment.
-No Evictions allowed with the last 7 years.
-Credit score of 620 or higher required
-No current open collections for the following:
Payday loans.
Utilities.
-No active bankruptcy
-No late payments in the last 12 months
-Your move date must be within two weeks or less from application date.
-We accept comprehensive reusable tenant screening reports

Criminal history will be evaluated on a case by case basis. However, applicants with convictions within the last 7 years for drug manufacturing, drug distributions, serious violent crime, or Burglary/theft are unlikely to be approved.

Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification, proof of income and a copy of your Real Estate agents card and or name and company.

To complete this rental application, you must be prepared to provide 3 years of residential history as well as contact information for your rental references. You will also be asked to provide information on your monthly income.

Each resident over the age of 18 must submit a separate rental application. Application fee is Non-Refundable

Not as cozy a neighborhood as the west side of the South Hill. More commercial but you get the conveniences."

    "From Linclon Heights, it's pretty quick to get downtown and to the valley via the i-90 freeway. It's 5 or 10 minutes to get downtown and 15 or 20 minutes to the valley depending on where you're going. It is really nice being close to the Altamont and Freya freeway entrances to hop on the freeway and get somewhere quick. "

The one thing I know that is not tolerated is when a dog is continuously barking and won't stop or if its after 10:00 o'clock. "
