About this House

Text For Appointment. 7one6-two18-three7six3

Recently lowered price to rent quickly for July

Two adults at most please. No Dogs, maybe a cat. I live upstairs, and would like to share the house with a similarly respectful, low-key tenant(s)

Bedrooms- 9'x10', 11'x12', 8'x10' (all with closets). Office 8'x9' with huge closet, has a large pocket door so not well suited for a bedroom. Living & Dining rooms, open space, together 15'x25'. Kitchen 11x12. Bath 6x8. Total floor is 1,435 square feet.

Walk into a small mud-room that opens up into a huge living/dining space with pocket doors and one small office off the dining area with a large closet. Original windows are beautiful and let tons of light in for a fresh open space. Original hardwood floors newly refinished and stained throughout the entire apartment.

Down the hall - to the left walk into large, renovated (and totally charming) kitchen. Exposed brick and original built-in cabinets were refurbished for tons of storage space. Some new cabinetry installed as well to supplement and compliment the built in. Open shelving and plenty of space for a breakfast table or small island if you like. Corian counters and stainless appliances.

Down the hall to the right - another small bedroom with closet and large window. Linen closet in hallway as well.

Keep going - renovated bathroom with claw foot tub, stacked laundry units, original built in mirrored medicine cabinet, and custom vanity with drawers for extra storage.

At the end of the hall - one large bedroom on the left with closet and two huge windows with lots of light and great backyard view. Another large bedroom on the right with window and access to back yard.

The backyard and garden are shared with several neighbors who all know each other and help out in the back. You will also have shared access to the front porch space. Super friendly, diverse neighbors welcome you!

Street parking - Normal Ave. is hardly ever full, and only daytime (9-4) parking is alternate side parking, evenings and overnight are both sides. Possible driveway space for negotiable monthly rate.

Centralized location with quick access to Five Points area, Grant St., Niagara St., Horsefeathers Market on Connecticut, and so many top notch delicious West Side eateries. Quick bike ride or walk to Richmond and Elmwood area too. Easy access to BNMC, Buff State, Downtown, and on the bus route for connections elsewhere.

No smoking indoors.

$1200/month - all utilities included. Could possibly share internet if I got the next tier and we split the cost. (wired ether-net in the office already) Security deposit ($1000) and first month rent due at lease signing.

Please include name and phone number in email inquiries for response.

$1,200 includes gas, electric, water, and trash pickup.

"Good neighbors. get to know your neighbors helps the community be aware of any people that are up to no good and build a solid family structured community. Parents should be for the most part safe to let kids play outside with others but also know that there is no safe place anywhere anymore . Always be alert"
