Minimum Required Qualifications:
1) Credit score of 670 or greater, No Bankruptcies or unpaid debt
2) Applicant(s) household earnings must be at least 3x the monthly rent
3) Verified employment for at least 12 months with current employer
4) No evictions within the past 7 years
5) No Pets Allowed
6 Home has a max tenant occupancy of 6 persons.

Additional Lease Terms:
1) The Lessee acknowledges that the demised premised is a non smoking home, as such acknowledges that smoking in the home is strictly forbidden and all occupant(s) may not smoke in the home. There will be a Three Hundred Dollar ($300.00) charge per smoke detector missing or broken.
2) Lawn maintenance service Gardener service shall be provided by Lessor.
a) Lessee shall make safe and unobstructed right of way available for this purpose.
b) Lessee must assure fenced backyard is accessible during Gardeners Service/Maintenance Days for safety and privacy of all concerned.
c) Gardening water maintenance issues, related safety issues; per agreement with Lessee shall be the responsibility of the Lessee.
d)Sprinkler system is on a timer and needs to be left on.
e) Upon move out the Lessee will be responsible that the lawn and plants are in good condition as in the move in.
f) If there is any damage to lawn or plants Lessee replacement cost will be taken out of the security deposit.
3) No automobile repairs of any kind on said leased property. No parking on lawn, and or landscaped areas.
4) Any and all Xmas lighting and or decorations must be removed no later than Feb 1. Any damage to building and or roofing due to incorrectly installed lighting/decorations will be deemed the liability of the Lessee.
5) No dish networks on house or roof allowed without written consent of the Lessor.
6) Two (2) Garage Door openers will be given to Lessee. If broken or damaged upon move out One Hundred Fifty Dollars ($150) will be charged per broken or damaged opener.
7) Furnace filter must be replaced every six months and needs to be maintained by Lessee. Damages to Furnace/AC unit caused by the filter will be charge to the lessee with a minimum fee of Five Hundred Dollars ($500)
8) House at move out is to be returned in the same condition as received at move in. If excessive cleaning is needed it will be done at the minimum charges of Eighty Five Dollars ($85) per hour. If any contractor work is needs to be done after move out the rate will be One Hundred Fifty Dollars ($150.00), costs are subject to change without notice.
9) No Over-the-Door hanging devices of any kind may be used on any door of the demised premises.
10) Notification to the Lessor must be given with in 10 day should any contact information for the Lessee change (i.e. phone number(s), emails, names, etc )

My neighbors mind there own business, yards are clean, inside castle garden it feels safe to walk, great areas for the kids to play. There’s a community pool and it has a fence with a lock so the kids can’t get in unless they have supervision."

    "People walk their dogs and just leave their poop so if you don’t like picking up your dogs poop then this is a perfect place for you. No one says anything. Most people won’t let you pet their dog either. Most dogs are for protecting so that’s why they won’t pet them. "

    "I don’t drive but it’s way better the the Bay Area or Fresno or Modesto or even Turlock. 99 is scary. There’s a lot of homeless people here now and A LOT of druggies/ mentally ill. When I first moved here they were not aloud to live on the streets and it was WAY nicer. Only person you saw on the side walk was a nice man with a smile sign. Now you have to hide everything and make sure you’ve locked everything up super good can’t open your blinds or leave your mail longer then an hour or leave anything visible in your car. It’s better then a big city but the police won’t do anything unless they feel like it. "

    "I don’t drive but the bus is down the street picks up about every hour only one way though you can walk to the transpo it’s about a mile and a half away. That can get you to Merced Turlock and other places in Atwater "

    "Watch you’re kids cars fly by and don’t really pay attention. Drinking and driving happens often. No parks are really safe. I’ve seen needles and drugs left around or needles in the grass at the parks. Theirs theifs all around"

I like our location because we are right down the street from the park and It’s nice to be able to walk. Pretty good neighborhood, just a very busy main street where most people drive too fast. "
