Some information that you can expect as part of a detailed lease contract.

1. Tenant is responsible for the utilities - gas, electric and water/garbage disposal. At move in, tenant will have to transfer all utilities in tenants name as recorded on the lease.

2. Tenant is also responsible for watering the garden which is a mandatory requirement to keep everything in accordance with HOA rules. Landscaping and mowing of the lawn is contracted by the HOA and is paid for by the landlord.

3. Parking is not allowed on the side street in the loop and vehicles will be towed if kept overnight. All vehicles must be kept locked at all times in the garage or in the driveway. Any violations of HOA regulations that incur a fine will be the responsibility of the tenant.

4. Trash bins will need to be in the garage or outside on the side of the house but certainly not in front or at the entrance to the house.

5. Tenant will be obligated to serve the full term of the lease which is 1 year to the expiration date of the lease contract.
Renewal: Tenant will give the Landlord in writing 60 days notice if the lease is to be renewed for a period of 1 year. The Landlord retains the right to accept or reject the renewal of the lease, and the landlord will be under no obligation to extend the lease .

6. Tenant is responsible for renters insurance and will need to provide a copy to the landlord within a week after move in. All other terms of the lease will be detailed in the contract and strictly enforced as per NC state law.

7. This lease contract does not give the right or the privilege to the tenant's names on this lease to sub-contract or sublet the property to anybody at any time in part or whole thereof during the duration and up to the expiry of the lease date.

8. Only the tenant's names mentioned in this lease are permitted to reside at the premises on or at the start of the lease up and until the expiration date of the lease. The tenant is not permitted to conduct business of any sort while occupying the property from the start date of lease till the end date of the lease.

9. The tenant is advised to read the lease thoroughly to avoid any misunderstanding before signing the lease and initialing all the pages including the addendum and MOVE-in checklist.

10. All clauses in the lease will be strictly enforced, and property inspected to avoid any misunderstanding from either side. This is to protect both parties and the property. So please read everything carefully.
