Description

We have a fully
Furnished 2 bedroom cabin, with a sunroom, and 1 bath, which sleeps 8 people comfortably. The cabin is walking distance to Lake Texoma, the walk is on a path to the beach, which has been named Rocky Point Estates Beach. It's right across from Grand Pappy's Point and Marina. You can walk or drive a dirt bike or a 4 wheeler, down this path. If you are elderly, or handicapped, you may not want to walk the rocky path to the lake.
There's plenty of room, yet it's a small place and it's what I call very homey and comfortable. The house has a large eat in kitchen, and a sunroom/living room, plus washer and dryer. If any appliances fail, leasee will
repair or furnish their own.
I have a lockbox and will provide the code, the day before the rental
Grand Pappy's point is about a mile away. Eisenhower Dam is near by, and we are about 15 min from Choctaw Casino.
There's a big fire pit outside for bonfires, plus an outdoor fireplace, which can be used when there is not a burn ban.
Seasonally, the lake rises 15-25 ft from the rains, the beach can be mostly covered, and it does come down little by little. If Boat rentals are needed, please contact Lighthouse Marina or Grand Pappy Point for more Information.
Owner/host does not live on site but will communicate via text or calls. The fireplace is an outdoor fireplace. Must check with Grayson county for any active Burn ban information.

Accepting 1 month to 12 months lease.
Depending on the length of the lease, owner covers utilities
for 1 month. For any lease over 1 month the leasee will need to put the utilities; water and electric in their own name. Landlord will pay trash pickup and mowing, for the first 3 months of the lease.
No pets of any kind are permitted.
Sub leasing is not permitted.
Deposit and 1st month rent is due prior to gaining access to the house.
Also, a Signed agreement, with proper identification is required prior to gaining access to the home.
This is a non smoking home
And if you are a smoker you shall smoke outside and there will be no cigarette butts allowed in the yard, use an ashtray or can of some kind.
Parking is permitted in the driveway only.
Don't block the air intake for the AC and change the air filters once a month.
House is on a septic tank and only flush toilet paper in the toilet. Food should not be allowed down the kitchen sink. Trash pickup is on Thursday mornings early, please put the big trash bin out on Wednesday evenings.
Additional fees for Cleaning cigarettes off the property, or cigarette smell from the home. Also, there will be additional fees if there are any plumbing clean-outs due to negligence.
Rental insurance is required, and proof of insurance is required the day before move in.
No trampolines or swimming pools allowed on property.

There are various dog stations, like poop bags, downtown. The stores will put out a water bowl for the dogs. There’s a lot of things to do with your dog. They have a festival just for dogs in the spring. You can take your dog trick or treating and dress them up. I love living here with my family and three dogs. "
