**Grills and Open Flames** Grills, smokers, fire pits, propane burners, candles, and any other open-flame devices are prohibited within the screened porch and any attached structure of the Premises.
**Maintenance Reporting.** Tenant shall immediately notify Owner or Manager of any water leaks, frozen pipes, HVAC malfunctions, mold, mildew, or other moisture-related concerns. Failure to promptly report such conditions may result in Tenant being held responsible for any additional damages caused by the delay in reporting.
**Occupancy** Any occupant not listed on this Lease who remains at the Premises for more than fourteen (14) consecutive days must receive prior written approval from Owner. Failure to obtain such approval shall constitute a violation of this Lease.
**Fireplace.** The fireplace is decorative only and shall not be used by Tenant or Tenant's guests. Any use of the fireplace shall constitute a material violation of this Lease and may result in termination of the Lease in accordance with applicable law. Tenant shall be responsible for any damages, costs, or expenses resulting from unauthorized use of the fireplace.
**Water Service** Water service shall remain in Owner's name. Tenant shall reimburse Owner monthly for all water charges attributable to the Premises. Such charges shall be billed separately from rent and shall be due within 5 days of Tenant's receipt of the bill or notice from Owner.
**Parking** Vehicles shall be parked only in designated driveways, garages, or other approved parking areas. Parking on any lawn, landscaped area, yard, or other unpaved portion of the Premises is strictly prohibited. Tenant shall be responsible for any damage to the lawn, landscaping, irrigation systems, or other property resulting from unauthorized parking. Repeated violations may constitute a material violation of this Lease.
