Prefer no pets, however small pets (under 20#) can be accommodated with extra deposit and rents, 2 pets maximum. No dangerous, destructive animals allowed, nor any puppies. Little lap dogs ok, for example.

Now setting showing times and taking applications. Let's clarify a bit. No puppies. No cat hoarders. No Labs, or other large dogs unless you are able to put down a very substantial deposit. And I like Labs in the proper setting. Why? A few years ago a Lab did over $2500 damage to one of our properties. Jumping on screens to look in, destroying the yard, tracking mud in the house, destroying a back door, getting mud all over the exterior, etc.

No smoking on the property. Doesn't mean just not smoking in the house, it means no smoking period. When comparing preliminary applications, preference will be given to non-smokers in order to avoid second-hand smoke odor and it's remediation costs.

Credit and criminal background check. Performed by third-party service (Transunion/SmartMove/Cozy) to maintain security and your privacy. Consideration will be given if employed by Fortune 500 company or major Austin area employer that screens its employees. You need to have a job. You can't have a criminal arrest history. This property does not participate in Section 8. You have to have income that is enough to pay the rent on time, utilities and your other bills. Minimum documentable gross annual household income for this property is $75k. If unmarried couple, each must have this minimum level of income.

You will be required to maintain the yard so you will need to have a mower, trimmer, and edger, or be willing and able to pay for a lawn service. This is a valuable single-family home in beautiful condition, and we are looking for responsible tenants with good judgment who have the ability to keep it this way and can be trusted with our investment as well as be good neighbors to the wonderful neighbors of this property.

Our average length of tenancy is over 4 years; we have one family that has been a tenant over 13 years.
