Looking for a quiet, safe, and welcoming home? We are a friendly family (husband, wife, and son) with one available bedroom in our spacious 4-bedroom home. We are looking for a respectful professional or student who wants a "home away from home" experience in a prime Delaware location.
THE LOCATION:
Ultimate Convenience: 1 minute to I-95 and Route 1.
Medical Professionals: Less than a 5-minute drive to Christiana Hospital.
Shopping/Essentials: Walking distance to Christiana Mall, Costco, and Target.
Nearby: Very close to the University of Delaware and local financial institutions.
YOUR SPACE & PRIVACY:
The Room: Can be provided furnished (bed and end table) or unfurnished.
Shared Bathroom: You will share a bathroom with only one other person.
Parking: Plenty of easy street parking right in front of the house.
Laundry: Full access to the in-home washer and dryer.
KITCHEN & LIVING AMENITIES:
Shared Kitchen: Full use of our high-end cookware and utensils.
Dedicated Storage: We have set aside specific refrigerator and freezer space for your groceries and snacks.
Common Areas: You are welcome to use the dining room and family room for relaxing or entertaining (with advance notice).
Backyard Oasis: Enjoy full access to the pool and hot tub.
ALL-INCLUSIVE PRICE:
Rent: $950/month (Covers Heat, AC, Electric, Water, and High-Speed Wi-Fi).
Free Streaming: Includes access to Netflix, HBO Max, and more.
Supplies: We provide dish soap, paper towels, and laundry detergent for the household.
ABOUT THE HOUSEHOLD:
We have small, friendly dogs on-site who are crated as needed. We are a "no pressure" household you are welcome to join us for dinner when we're cooking, or simply enjoy your own quiet space.
Security Deposit: $500
Terms: Month-to-month flexibility.
Smoking: Strictly outside only.

RESIDENTIAL ROOM RENTAL AGREEMENT
1. PARTIES: This agreement is made on [Date], between [Your Name] (Landlord) and [Tenant Name] (Tenant).
2. PREMISES: Landlord rents to Tenant a private bedroom located at: [Your Full Address]. Tenant shall have shared access to common living areas (Living Room, Kitchen, Bathroom).
3. TERM: This is a Month-to-Month lease beginning on [Start Date]. It will automatically renew each month unless terminated by either party with written notice.
4. RENT, DEPOSIT & LATE FEES:
Monthly Rent: $950.00 due on the 1st of each month.
Security Deposit: Tenant shall pay a deposit of $500.00 upon signing. This deposit will be held for damages, theft, or unpaid rent and returned within 20 days of move-out per Delaware law, less any applicable deductions.
Late Fees: If rent is not received by the 5th day of the month, a late charge of $47.50 (5% of rent) shall be assessed.
5. UTILITIES & USAGE:
Rent is all-inclusive of standard utility use.
Excessive Use: Landlord reserves the right to charge for utility costs exceeding normal historical averages due to Tenant negligence.
Prohibited Items: No additional refrigerators, AC units, space heaters, or microwaves are permitted in the Tenant's room without prior written approval.
6. CONDITIONS OF RESIDENCY:
Proof of Income: Tenant must provide the last two (2) most recent pay stubs prior to move-in.
Property Care: Tenant agrees to use all household equipment and appliances only for their intended purposes. Misuse of property or damaging common areas is a breach of this lease.
7. CONDUCT & SAFETY:
Privacy: Entry into other residents' private rooms is strictly prohibited.
Confrontations: Tenant shall conduct themselves in a manner that does not disturb the peaceful enjoyment of the home by others. Threatening behavior, physical or verbal confrontations, or actions that put other household members at risk will not be tolerated.
8. TERMINATION FOR CAUSE (7-DAY NOTICE):
Per Delaware Code Title 25 5513, the Landlord may terminate this agreement with 7 days' written notice if the Tenant violates a material rule of this lease. This includes, but is not limited to:
Theft: Any proven theft of Landlord's or other tenants' property.
Safety Risks: Engaging in confrontations or behavior that puts the safety of the household at risk.
Misuse of Home: Unauthorized modifications or gross misuse of household equipment.
If the breach causes or threatens to cause irreparable harm, the Landlord may seek immediate eviction.
