Space to Relax: Beyond your private room and full kitchen access, you will have shared access to two separate family room spaces and a dining area, offering plenty of room to unwind outside of your bedroom.

We are looking for a responsible, clean, and respectful individual to join our quiet, professional home. This is not a "party house." To keep our all-inclusive setup fair and sustainable, we ask for no high-draw electrical equipment (such as large gaming rigs or mining setups). No pets are preferred, though we are happy to consider them on a case-by-case basis.

RESIDENTIAL ROOM RENTAL AGREEMENT
1. PARTIES: This agreement is made on [Date], between [Your Name] (Landlord) and [Tenant Name] (Tenant).
2. PREMISES: Landlord rents to Tenant a private bedroom located at: [Your Full Address]. Tenant shall have shared access to common living areas (Living Room, Kitchen, Bathroom).
3. TERM: This is a Month-to-Month lease beginning on [Start Date]. It will automatically renew each month unless terminated by either party with written notice.
4. RENT, DEPOSIT & LATE FEES:
Monthly Rent: $950.00 due on the 1st of each month.
Security Deposit: Tenant shall pay a deposit of $475.00 upon signing. This deposit will be held for damages, theft, or unpaid rent and returned within 20 days of move-out per Delaware law, less any applicable deductions.
Late Fees: If rent is not received by the 5th day of the month, a late charge of $47.50 (5% of rent) shall be assessed.
5. UTILITIES & USAGE:
Rent is all-inclusive of standard utility use.
Excessive Use: Landlord reserves the right to charge for utility costs exceeding normal historical averages due to Tenant negligence.
Prohibited Items: No additional refrigerators, AC units, space heaters, or microwaves are permitted in the Tenant's room without prior written approval.
6. CONDITIONS OF RESIDENCY:
Proof of Income: Tenant must provide the last two (2) most recent pay stubs prior to move-in.
Property Care: Tenant agrees to use all household equipment and appliances only for their intended purposes. Misuse of property or damaging common areas is a breach of this lease.
7. CONDUCT & SAFETY:
Privacy: Entry into other residents' private rooms is strictly prohibited.
Confrontations: Tenant shall conduct themselves in a manner that does not disturb the peaceful enjoyment of the home by others. Threatening behavior, physical or verbal confrontations, or actions that put other household members at risk will not be tolerated.
8. TERMINATION FOR CAUSE (7-DAY NOTICE):
Per Delaware Code Title 25 5513, the Landlord may terminate this agreement with 7 days' written notice if the Tenant violates a material rule of this lease. This includes, but is not limited to:
Theft: Any proven theft of Landlord's or other tenants' property.
Safety Risks: Engaging in confrontations or behavior that puts the safety of the household at risk.
Misuse of Home: Unauthorized modifications or gross misuse of household equipment.
If the breach causes or threatens to cause irreparable harm, the Landlord may seek immediate eviction.
