This listing includes your exclusive use of the large primary private bedroom, walk-in closet, and bath on main floor of the clean modern home at 2986 E. Ragusa Street, Meridian, ID 83642, where the owner/landlord lives in the upstairs suite and the shared spaces include living room, dining area, large kitchen, walk in pantry, laundry room, patio and fenced backyard. You will also have shared use of a dedicated home gym/office and access to a fully furnished guest room for occasional use if you have out of town family or friends visiting (see lease terms for specific details on guest room options).

Availability is subject to background check, rent, security deposit, and signed lease agreement.
Unfurnished available as well, but rent is the same for either option.

About your housemate:
Tim is in his thirties and is the only housemate, working long hours at a local hospital. At home, he spends his time in "shower, eat, sleep, repeat" mode. The house layout is perfectly suited for someone seeking a peaceful and relaxing environment and plenty of privacy. You will have the guest wing mainly to yourself, while Tim occupies the upstairs owner's suite. The large kitchen, living room, dining room, laundry room, and patio areas are shared, and Tim is looking for a considerate housemate to share his clean, modern home in Tuscany.

Rent includes utilities, internet, landscaping, and monthly housekeeping.

You will have private access to the main floor's primary bedroom with an en suite bathroom, luxurious zero entry shower with teak bench, multiple shower fixtures and dual sinks. Furnished with a king bed, linens, nightstands, lamps, a spacious walk-in closet, and blackout roller shades. Your room includes solid core door with keyed entry lock.

Shared use of the private room next to your main suite furnished as a dedicated home gym/home office allowing you to create some personalized space. This space is equipped with a Peloton bicycle (and 3 pairs of shoes), multiple yoga mats, various free weights/dumbbells, Peleton exercise bands and floor fan. Room includes a storage closet, desk, chair, lamp, and blackout roller shades.

Access to a third private room, typically equipped with a full bed, large dresser, closet, and chair. This room also has blackout roller shades. There are alternative arrangements available for this room based on your requirements and length of lease.

Use of second bathroom which includes soaking tub and adjustable massage shower.

Use of a large fully-furnished kitchen, living room, spacious dining room, laundry room, patio with BBQ grill and comfortable seating, and backyard shared with Tim, an experienced Airbnb Superhost now in search of a top-notch tenant.

Use of a 65" t.v. and epic surround sound system in the main living area, a good collection of board games, puzzles, and local guides to all-things-Idaho.

Amenities of Tuscany community which includes miles of paved trails, scenic views, Renaissance Park, covered picnic areas, basketball courts, four swimming pools (seasonally), and a new Albertston's grocery store just 1/4 mile from the house.

Ability to rent the community clubhouse for private meetings & events (for the standard resident fee).

Driveway parking for 1 vehicle. Sorry, no trailers, boats, campers or similar allowed per HOA rules.
Street parking, while not guaranteed, is available for 1 additional vehicle, if needed.
No garage space available. Tenant must agree to all HOA community rules and regulations.

The kitchen features a roomy island, walk-in pantry, oven/stove, microwave and a new dishwasher and refrigerator/freezer, offering ample space for housemate to have their personal area even in shared spaces which consist of a laundry room, kitchen, dining area, living room, patio with BBQ, fenced yard, and abundant storage. Upstairs, there is a second primary suite where I live. Ideally, there will be two housemates, including myself, though I am open to hear what your needs are if you have another potential housemate in mind.

Availability cannot be guaranteed until the application process is complete, and a security deposit is submitted along with a signed lease by all involved parties. To avoid disappointment and maximize your time and ours, prior to beginning the rental application process, we ask interested parties to review our favorable tenant criteria which look like this:

Tenant Requirements:

Primary tenant must be 23 years of age, all adults over 18 submitting separate rental application.

650 credit score (lower scores with conditions may be accepted depending on circumstances).

Household gross monthly income must be greater than 2x rent.

Bankruptcies, criminal convictions, evictions and unpaid rent are not allowed and will be verified through complete background check.

Employment verification and financial check required.

Good references from landlords or a history of on time mortgage payments.

Agreement on occupants, vehicles, references, and interview.

No subleasing, compliance with house rules like no smoking, no vaping, no drugs.

Agree to carry renter's insurance covering personal property and liability of $300,000 with owners/landlords listed as additional insured parties (average cost = $15/20 month).
