Please note about financing: To be eligible for a mortgage, the mobile home must:

Have been built after 1976!! This home was built in 1969. Even though it has been refurbished it does not qualify for any bank mortgage type of financing, except Private financing, a private loan. So, cash is king!
Only emotional support or service animals are allowed.
San Luis Rey homes Inc. is a +55 gated community. There are 300 homes, only owners are allowed to live here, there is no renting or rentals allowed.
The monthly HOA is $140 which includes water, trash, sewer, street maintenance, brick wall maintenance, car wash area, a laundromat, a fitness center, A community antenna for your tv with local channels and 15+ channels and two club houses, There is also a pool table room, Shuffleboard and Pickleball Court. There is a gated lot for resident owned motorhomes and another lot for an extra shed.

The electrical wiring throughout the home, inside and out, has been brought up to code by Asap Electric in May 2021.

There are new Milgard windows in the home installed by Newman Windows in Carlsbad., all are dual pane with Sun coat max glass and argon gas. They all have upgraded screen frames and weep covers.
There are 2 motorized Easy Shades from Sunsetter (with 2 remotes), 1 on the 8 foot slider and 1 on the 8 foot window in the dining room and living room.

The deck out back is about 300 ft.², there is a beautiful view of the mountains snd surrounding hills. There are also 15 queen palms on the property and it gives a very peaceful and calm ambience of the home. It is very quiet, even outside since there is no traffic close enough to hear, and very quiet neighbors. There is a wonderful afternoon ocean breeze beginning around 10 AM and being at the highest elevation in the park, we definitely get the best breeze.
There is a custom-made kitchen with all cupboards and drawers being soft close. There are granite countertops and a beautiful tile backsplash.There is a refrigerator, gas stove, dishwasher, front load washer and gas dryer. A new garbage disposal was installed by Hanna Plumbing in May 2021. All appliances stay.
There is an air conditioner and gas heater unit from ASI that was put in a couple years ago (including new ducts), it is definitely the best of the best. It is located outside.

I have all the receipts and papers for everything including all of the certificates from Oceanside City for the installation of the heating and air-conditioning unit.
There is floored storage under the new front and back door porches. There is also a patio slider from the second bedroom out to the front deck which is about 100 ft.².
There is a master bedroom with adjoining bath with a sink, shower and new toilet.
The bathroom in the hallway has completely new subflooring. There’s a Bath fitter bathtub/shower, side paneling and ceiling all with a lifetime guarantee. There is also new granite countertops, new toilet and sink/faucet.
There are laminate floors throughout the home, there is a commercial grade vinyl in the kitchen and a 100% wool carpet in the living room.
The drieway is a 2 car carport, plus room for a shed. The gardens include a dwarf lemon tree, bougainvilla, plumeria plants, queen palms and a hibiscus. All plants are potted and staying.
