Nestled along 120 feet of pristine Santa Rosa Sound shoreline, this upscale property embodies waterfront living at its finest. The 3,253 square-foot residence underwent a comprehensive remodel in 2014, featuring a significant addition that elevates its allure. High-end, quality construction includes: metal roof, gutters, elevator, high ceilings, icynene insulation, geothermal HVAC, Hardie siding, high impact doors and windows. Oversized, covered RV and boat carport was recently added. The front and back porches span the width of the home and welcome all. Mahogany doors open to the foyer which flows into the open living area. Enjoy white oak wood floors, gas fireplace, shiplap walls and sliding doors that disappear almost seamlessly to a screened porch, which will be the gathering spot for all. The kitchen is a chef’s dream: plenty of prep space with quartz counters and an island, breakfast bar, Themador professional gas range and oven, Bosch wall oven and microwave. Also included is an oversized kitchen sink, Thermador dishwasher and GE refrigerator. The master suite is an 810 sf luxurious retreat with spectacular views. Boasting 2 walk-in closets, quartz counters on the double vanity, jetted tub, separate shower and a separate water closet. Two guest bedroom and another bathroom are on the upper floor and have tongue and groove ceilings. One is currently used as an office with a balcony overlooking the Sound. Downstairs the oversized guest bedroom, bathroom and bonus room would make an ideal guest or in-law suite. Enjoy waterfront living with a sandy beach, 300’ pier, boat lift, 2 jet ski lifts, plus another boat slip. Included with this home is a 20’ x 10’ workshop/tackle building and a 16’ x 10’ storage building. Plenty of room for a pool in the expansive backyard. TOP RATED SCHOOLS and an easy drive to shopping, hospitals, downtown Pensacola and Pensacola Beach. No HOAs, just easy waterfront living.

"Gulf Breeze schools are some of the best in the state of Florida. Gulf Breeze, for the most part, is a very affluent area and has an extremely low crime rate. The beaches in this area are some of the most beautiful in the state, in my opinion. The only drawbacks to living here are the threat of hurricanes (this is a very hurricane-prone area) and the high insurance rates that result. Also, Pensacola Beach has become quite the tourist trap and beach traffic is heavy in the Spring & Summer. "

"We get spoiled living in paradise. Sometimes we complain about our “commutes” but I’ve never had to drive more than 30 minutes to go to work. Traffic on the main thoroughfares can seem busy but relative to any modern major city, the highways here are quaint. "

"The kids in the neighborhood are a 50/50 split teens 13-19 and 3-12 yr olds. I have never seen a baby person in here. 👶 All the kids here are polite and friendly and from a single parent home. On the weekends and during a school holiday most if not all the 10 year and younger are outside playing, riding bikes and are fun to watch as all appears happy. These young one are not sitting inside working an Xbox or Playstation. Amen "
