There is a separate unit in the basement (a legal ADU, which stands for Accessory Dwelling Unit, built w/ a City of Boulder permit). The ADU is completely separate dwelling unit in every way, with its own separate exterior entrance, separate kitchen, bathroom, living room, laundry, etc.
A very kind, conscientious couple live in the ADU currently, and are very respectful and will give you 100% privacy. It is well-insulated and noise is not an issue.
The house has wonderful energy, is in great shape, and is in an amazing location.
Lawn care and snow removal of the main city sidewalk are included.
Utilities are not included and are split with the ADU.
Everyone who has lived here says it is their favorite place they have lived in Boulder. Most everyone has stayed for many years, and usually only leave when their life takes them out of the Boulder area.
