About this House

Freshly painted throughout the interior. Newly remodeled bathroom. New flooring throughout. Current appliances include a range, dishwasher, refrigerator, and washer/dryer (Washer and dryer left from previous tenant - will leave if functional). Fantastic location with easy access to the hospital, shopping, dining, and other local attractions. This property is being offered with landscaping services provided in the rental agreement.

Renter is responsible for all utility fees. Lease term is one year with an option to renew 3 months prior to lease termination. Renewal base rent will increase 3% for each year renewed. No pets allowed. No smoking allowed. There is parking in the garage, driveway, and in the gravel area in front. Required deposit upon lease signing is first month, last month, and security deposit. The total of these items is $6,375. Monthly lease payments are due on the 1st of each month. Tenant shall use the premises for the purpose of residential dwelling and for no other purpose without the Landlord's prior written consent. Tenant has the sole responsibility to determine the suitability of the premises for that use. Tenant shall not make any unlawful, improper or offensive use of the premises, nor suffer any waste or strip thereof. Tenant shall not permit any objectionable noise, vibration or odor to escape or be emitted from the premises or do, or permit anything to be done, thereon which creates a nuisance. The premises are leased in an unfurnished condition. Landlord has no obligation to provide any items of personal property during the term. Tenant covenants to keep the premises free from all liens of mechanics and material, men, and all other liens of any type whatsoever arising out of Tenant's repair, alteration, maintenance and use of the premises. Landlord shall maintain all exterior building surfaces, excluding windows, but including reasonable periodic painting. Landlord shall repair and maintain all sidewalks, and driveways. Landlord shall commence work promptly after receiving Tenant's notice, which must be received by Landlord within 30 days of occurrence, of the described maintenance, repairs, alterations, additions or improvements to the premises. Tenant shall maintain and repair all other portions of the premises at Tenant's sole expense and shall keep the premises in good condition and repair at all times. Tenant shall not make any alterations or improvements upon the premises without the prior written notice of the Landlord. All improvements now or hereafter constructed by Tenant on the premises, including interior decoration but excluding trade fixtures and equipment, shall become a part of the premises and shall not be removed by Tenant unless the prior written consent of Landlord is obtained. Landlord shall not be liable for any damage to persons or property resulting from the act or negligence of any person other than Landlord. Tenant shall indemnify Landlord against all claims for injury or damage of every nature arising from Tenant's use of the premises or any occurrence on the premises, excepting only those based on Landlord's own acts of negligence, suffered during the lease term by any person or property on or about the premises. At Tenant's sole cost, Tenant shall defend Landlord against any suit or action arising from injury or damage and all appeals therefrom and shall satisfy and discharge any judgment or decree that may be awarded against Landlord in any such proceeding. No part of the premises may be assigned, mortgaged or subleased by Tenant, nor may a right of use of any portion of the premises be conferred on any person voluntarily or by any other means, without the prior written consent of Landlord, but such consent shall not be unreasonably withheld. Tenant covenants to vacate the premises at the end of the lease term or prior termination thereof without notice and agrees that if there is any holding over after the end of the term with Landlord's consent, such consent shall be for a month-to-month tenancy under the terms set forth herein. Tenant shall not erect or paint any signs on any portion of the premises without obtaining Landlord's prior written consent. At all reasonable times, Landlord and Landlord's agent shall have access to all portions of the premises for the purposes of inspecting the premises' condition; exercising any right or power reserved by Landlord under this lease; and showing the property to a prospective purchaser or lender. At all times during the lease term, Landlord shall keep the buildings now or hereafter erected on the premises insured against loss by fire with extended coverage, in an amount satisfactory to Landlord. Any additional insurance covering Tenant's personal property shall be obtained by Tenant at Tenant's expense. Landlord and Tenant hereby release and discharge each other from any claims for damage to the premises or the personal property thereon occurring during the term of this lease arising out of or incident to fire or other casualty or perils, whether due to the negligence of either of the parties, their agents, employees or otherwise. If Tenant shall fail to make the rental payments promptly when due and shall fail to keep any other covenant, condition or agreement herein contained, and if such default shall continue for a period of 15 days commencing with the date for performance thereof, then Landlord may retake possession of the premises without demand or notice, enter upon the premises and repossess the same with or without process of law and remove Tenant or those claiming under Tenant from the premises without prejudice to any of the rights or remedies which may be available to Landlord at law or in equity. If Landlord retakes possession of the premises upon a breach by Tenant, then Landlord shall have the option to terminate this lease or to continue this lease in effect insofar as rental is payable hereunder. If the latter election is made, Landlord may sublet the premises to any tenants suitable to Landlord, apply the rentals of the sublease to the rentals reserved hereunder in mitigation of damages, and hold Tenant liable for any deficiency resulting therefrom, also without prejudice to any of the other rights or remedies available to Landlord at law or in equity. Tenant shall comply with all statutes, regulations, ordinances, rules and other laws of all federal, state, county and municipal bodies and agencies concerning the use of the premises at all times and shall indemnify Landlord for any damage caused by violations thereof. If Tenant fails to perform any lease obligation, Landlord shall have the right, but no obligation, to perform the same after ten days' written notice to Tenant. Tenant covenants to reimburse Landlord for all of Landlord's expenditures to correct the default, which shall be immediately paid upon Landlord's demand. If suit or action is instituted by either party to establish or enforce any right under this lease; to recover any amounts due hereunder; to correct a breach of the covenant, term or condition hereof; or to litigate any other matter arising from the execution of this agreement, the prevailing party in the trial court and the prevailing party on any appeal shall recover reasonable attorneys' fees awarded by the trial and appellate courts in addition to costs and disbursements. This provision shall survive any termination of this lease. Failure by Landlord to require Tenant's strict performance of any lease term shall not affect Landlord's right to enforce the same, nor shall a waiver of default be construed to be a waiver of any succeeding default or a waiver of this clause. To be effective, any waiver by Landlord must be written and signed by Landlord.

    "There’s a walking/bike path that goes a few miles. Starting near shopping and bus lines it goes around parks and school, even a tennis court. Lots of grass along the way for your dog to relieve himself. Most people are decent enough to clean it up. The path ends up over near a river and a new path that runs another direction along nature area with wildlife for your dog to bark at. "
