Lease term is 12 months. Rent is due monthly on the tenant's move-in date and must be paid by 12:00 PM via Zelle.

Late payments are subject to fees in accordance with Texas law. Continued late payments or failure to pay rent may result in lease violations and termination proceedings.

A mandatory 6-month walkthrough will be conducted to assess the condition of the property, address maintenance concerns, and ensure lease compliance.

Tenant is responsible for all utilities and must maintain active service throughout the lease term and for 30 days after move-out. Failure to maintain utilities may result in services being placed under the landlord and charges billed back to the tenant. This will be considered a lease violation.

Security deposit is equal to one month's rent and is refundable at the end of the lease pending no damages and full compliance with lease terms. The deposit may be used for damages and lease-related charges as permitted by law.

Occupancy Requirements:
All occupants (adults, children, and pets) must be disclosed and approved prior to move-in. Unauthorized occupants are not permitted.

Pets:
Pets allowed with a non-refundable fee (details provided upon request).

Renter's Insurance:
Renter's insurance is required for tenants with pets and must include a minimum of $300,000 liability coverage.

Tenants who choose not to carry renter's insurance acknowledge they are not covered under the landlord's insurance policy for any personal belongings, losses, or liability.

Tenants are fully responsible for their personal property and any damages, injuries, or incidents caused by themselves, occupants, or guests. Any damages to the property will be the tenant's financial responsibility.

Maintenance Responsibilities:
Tenant is responsible for general upkeep including lawn care and routine maintenance. HVAC filters will be provided and must be replaced every 3 months (June completed by owner; tenant replacements due October, January, and April). Failure to maintain the property may result in charges. HOA violations due to lack of upkeep may result in a $35 charge per occurrence.

Smoking Policy:
Smoking is not permitted inside the home or garage. Limited smoking is allowed outside only. Any odor or damage caused by smoke or marijuana will result in cleaning or repair charges.

Move-Out Requirements:
All personal belongings must be removed and keys returned by 12:00 PM on the lease end date. Failure to vacate on time may result in daily charges.

Professional cleaning is expected prior to move-out. If not completed, cleaning costs will be deducted from the security deposit.

Lease Flexibility:
Lease extensions or renewals may be offered based on payment history, communication, and overall lease compliance.

General Terms:
Failure to comply with lease terms, including payment, utilities, or property care, may result in additional charges or lease enforcement actions.
