Cottage for rent - walking distance to UH Manoa & Chaminade
Rent includes utilities (gas, electricity, water), 1 parking stall
Small, private, fenced backyard with washing machine (not shared), clothesline, and space to store bicycles. Charming, old Hawaii-plantation style duplex cottage with high ceilings and natural light.
Easy walking to several bus lines, universities, restaurants, grocery store, park with public pool, tennis and basketball courts, etc. Great neighborhood for access to outdoor exercise options.
Base rent is $1,575/month for one occupant and $50/month for each additional occupant. Deposit: $1,600. Please provide two references and employment information.
1. The parking lot is small, so large vehicles (SUVs, large trucks, etc.) are not suitable, and there's no guest parking. Since the property is on Wai'alae Ave., there is no street parking.
2. The bedrooms face the parking lot/Wai'alae Ave., so traffic noise, especially motorcycles that gun their engines, might disturb your sleep. If you are a light sleeper, please consider this factor.
3. The cottage is a duplex that shares its living room and kitchen wall with the tenants next door, who are quiet and do not want loud parties next door. The neighbors are quiet, considerate people and they would like their new neighbors to be the same.
4. We would like tenants to stay for at least a year, but we will offer a 6-month lease initially. After 6 months, we will negotiate a lease renewal for another 6 months or a year, with a rent increase of $25-$75/month per occupant, based primarily on the energy bill. Utilities are included in the rent, so we want to encourage people to save energy, for environmental and economic reasons. When you view the unit, we will provide details regarding the baseline we will use to determine the $25-$75/month rent increase in 6 months.
5. No smoking/vaping.
