Description

12-month lease preferred. Lease must comply with HOA rules and City of Rolling Meadows rental requirements. Tenant must obtain renter's insurance before move-in and maintain it during the lease.

Owner pays the monthly HOA fee and mortgage. No utilities are included in rent. Tenant is responsible for all utility and service bills for the unit, including electric, gas, water, sewer, trash, internet, cable, and any other tenant-selected services, unless otherwise stated in the final lease or required by the utility provider.

No smoking or vaping inside the unit, garage, balcony/patio, or common areas. Quiet hours are 10:00 PM to 8:00 AM.

Parking includes one garage space and one driveway space. Tenant vehicles must be registered with the HOA if required. HOA parking sticker fee is $25 per vehicle, maximum 3 vehicles. Guest parking placards are $25 each if needed or replaced.

Pets are allowed only with prior written approval. Maximum 2 approved pets total. Cats and small dogs under 40 lb only. No large dogs. Approved pets require a $300 non-refundable pet fee and $25/month pet rent per pet. Assistance animals are not pets and are handled according to applicable law.

Tenant must follow all HOA rules, city ordinances, pet rules, parking rules, garbage rules, and move-in rules. Tenant is responsible for any HOA fines, city violations, damage, pet damage, odor remediation, or common-area charges caused by tenant, occupants, guests, vehicles, or pets.

Move-in is subject to final lease signing, required funds, renter's insurance, City rental license requirements, and HOA lease packet acceptance.

    "The elementary schools, junior high schools, and the high schools are very good. The park district offers many youth programs all four seasons. The parks and paths are well maintained. The city organizes several outdoor family events throughout the year. There is a farmers market on the weekends in the summer, a fall Festival close to Halloween, and a 4th of July parade, Festival, and fireworks. NOTE: Events this year. 2020, may be affected by the COVID 19 pandemic. "

    "I just love this place. Yes most of the homes here are older and expensive even if they’re small, but it’s the people and the town that’s it’s just amazing and makes it totally worth it. No problems with neighbors will occur. Police officers are the nicest of them all."

    "This is such a great place to grow a family. Everywhere you go are great parks. There are car shows,night outs, parades, block parties, events,it’s just the greatest of greatest. Kids can hangout with friends anytime anywhere. Most importantly, there’s no crimes at all. Did I mention that the schools are great. No violence, drugs, bullying. Growing up here makes me proud I call Rolling Meadows my home town."

    "I’ve lived here for about 18 years now with my family. It’s a nice little town. I feel that I could walk the neighborhood at anytime and feel safe. The neighborhood is pretty well lite at night too. Neighbors are friendly and keep properties well kept. "
