- Maintenance Responsibilities: Tenant is responsible for replacing HVAC filters, changing smoke detector batteries and light bulbs as needed, maintaining the lawn, and promptly reporting maintenance issues. Landlord is responsible for major repairs resulting from normal wear and tear. Tenant is responsible for damage caused by negligence or misuse.
- Pest Control: Tenant is responsible for routine pest control and housekeeping practices that discourage pests. Landlord will address structural or pre-existing pest issues not caused by the tenant.
- Pets: Pets may be considered on a case-by-case basis with prior landlord approval. Additional pet deposit and/or monthly pet rent applies. Breed, size, and number restrictions may apply.
- Smoking: Absolutely no smoking or vaping is permitted inside the home.
- Occupancy: Occupancy is limited to approved tenants listed on the lease.
- Rent Payments: Rent is due on the first day of each month. Late fees will apply if rent is not received by the due date as specified in the lease agreement.
