-No utilities included in the rent. Water/sewer is charged back. All other utilities are to be placed into the tenant's name.
-Security deposit is equal to one month's rent OR Sign up for a SayRhino policy for a low monthly fee in replace of the large upfront deposit.-Required $25 monthly Resident Package (see below for more details).
-One-time $75 move-in fee (see below for more details).
*Applicant Qualifications:
-Verifiable monthly income of at least 3X the rent.
-Credit score of 650+ is preferred but we will consider credit scores of 600+. Credit scores of under 600 can be considered with a co-signer and/or with an increased security deposit.
-Nothing in collections is preferred but might be considered depending on accounts and amounts.
-No prior evictions.
-No criminal record is preferred, but depending on the offense might be considered.
-Section 8 vouchers are considered! Must be current, qualify for at least a 3 bedroom, and the rent will be based on housing authority payment standards (might be higher than listed rent). A landlord referral is also REQUIRED.

-We run a credit, criminal, and eviction check for each applicant or co-applicant (anyone 18+ planning to live at the property must submit an application)
-The application fee is NON-REFUNDABLE, so please call or email BEFORE applying.
-Submitting an application does not render automatic approval.
-Applications are reviewed in the order they were received following the FHA Guidelines

    "There is a very nice dog park for small and large dogs. There are coffee shops and restaurants in the area that allow dogs. There is a very clean and respected veterinary clinic. One of the biggest negatives is the lack of yards and grass in the area. There are hiking trails and a huge park that we often take our own dog too at the top of the slopes. "
