Rent is due on the 1st day of each month. Rent not received by the end of the 1st day of the month is considered late. A late fee of $50 per day will be charged beginning on the 2nd day of the month and continuing until rent is paid in full, as allowed by Texas law and the Lease.
2. Utilities & Lawn Maintenance
Tenant is responsible for payment of all utilities and responsible for routine lawn care and yard maintenance.
3. Pets
Pets are permitted only with prior written approval of Landlord and execution of any required Pet Agreement.
A non-refundable pet fee of $250 per pet is required prior to occupancy.
Maximum of two (2) pets allowed.
Pets must weigh 25 pounds or less.
Unauthorized pets constitute a lease violation.
4. Parking
Parking is limited to the driveway only. Parking on lawns, landscaped areas, or in any non-designated areas is prohibited.
5. Smoking Policy
Smoking is strictly prohibited inside the dwelling, on porches, or in any enclosed or covered areas of the Property. Any evidence of smoking may result in charges for remediation and may constitute a lease violation.
6. Maintenance & Notice
Tenant must promptly notify Property Manager of any condition requiring repair or maintenance, including conditions that could cause damage or affect health or safety, in accordance with the Lease and Texas Property Code Chapter 92.
7. HVAC Filters
Tenant is responsible for regular replacement of HVAC air filters during the lease term. Tenant may be held financially responsible for damages resulting from failure to maintain or replace filters as required.
