Applicants must demonstrate proof of employment, a minimum credit score of 650, and must be able to demonstrate income of three times that of advertised monthly rent. Guarantors, additional deposits, or additional advance rental payments on deposit may be accepted on a case by case basis for applicants not meeting credit score, income or rental history criteria.

    "This is an older neighborhood in Austin so you won't have all the bells and whistles like a community pool, playground, etc but the best part of that is you also won't have an HOA breathing down your neck. You are free to paint your house whatever color you want, let your grass grow and have chickens if you so choose. People mostly mind their own business but as neighbors we are tight and lend a helping hand if needed. One woman has given us a key to her backyard so we can use her pool for years. The only community event I know of is an annual garage sale. I think I remember some kind of neighborhood party last year but I don't go to those sorts of things. We are an old south Austin neighborhood that has managed to keep the old Austin beliefs around. The schools aren't great but what can you do?"
