About this House

No hoops to jump through, no crazy fees, I want a good tenant, and you want a chill landlord.

I'd prefer a completed application prior to asking to tour property.

$2,700/mo with 24 month + lease. Pets are an additional $50/month. Small dog ok, no larger breeds. No pets preferred. But no more than 1 pet.

Cute, single family house in central Sandy, located on a quiet street.

For the last 12 years, I've only had 3 different tenants.

Ideal renters would be: Single family with an owner mentality who take pride where they live. No roommates, no smoking, no pets (small dog negotiable). Clean and responsible. No sharing rooms (sorry multiple kids in rooms is a risk for extra damage).

24 month lease or longer preferred and will take priority.

First and last month rent, plus security deposit will be required up front, at time of signing contract. Negotiable if needed.

Walking distance to a brand new middle school, this area is a safe, kid friendly neighborhood with low traffic, and nice neighbors. Private backyard, for entertaining, plus has a large/wide drive way and RV pad for plenty of off street parking and garage parking. Shed in backyard for extra storage.

The internet in this area is fast and we've always had great cell phone reception. (I include this info because it's important to me and those who work from home). The water utility is included with rent and the yard has an automatic sprinkler system. Lawnmower included for tenant to use.

The layout of the house is 3 levels.

Main level: Living room and kitchen with large pantry, food storage, coat closet, access to both front and back door

Upstairs: 3 bedrooms (Master+ 2) with adequate closet space, 1 bathroom with duel vanity and bath/shower, toilet. 2 linen/storage closets in the hallway. Access to bathroom from hallway and from master bedroom.

Downstairs: laundry room with washer and dryer included, private bathroom with shower, small living/office space, and 4th bedroom with walk in closet/storage.

The entry way from the garage is tiled and is somewhat like a mudroom.

I pride myself on being a prompt, friendly, and accommodating landlord. I have multiple properties in this area with a great track record of renters. I love low maintenance tenants who pay rent on time, without having to be reminded.

I'm understanding of poor credit, and willing to negotiate first/last month rent upfront if needed.

My main concern is finding the right family who will care for this property with an owner mentality, pull a few weeds if needed, be a good contibuter to the neighborhood, etc. The neighbors are all great.

24 Month Applicants preferred and will take priority.

First/Last month rent and security deposit due upfront. $2,700 + $2,700 + $1,200 =$6,600.00 due upfront.

Dogs are an extra $50 per month.

Rent includes Water utility up to $100, any overage will be added to rent (with proof of course).

Rent is due on the 1st of every month via VENMO, Cash, Cashiers Check. I dont want to "ask" for rent, an ideal tenant understands rent is due and would pay it promptly without a reminder.

I'm not worried about an extensive background, application process. No application fee or initiation fee Just be a good person, treat this home well, and be a good neighbor.
