Kitchen windows, the stairs and balcony are overlooking spacious inner yard that is reminiscent with the English garden. Master bedroom windows view one of the pool community pools. Beside the two swimming pools among other amnesties, the community also has a tennis court providing you with opportunity to become new Pete Sampras or Serene Williams. Completely renovated, the unit includes new flooring, plumbing, and fridge
Among appliances the kitchen has a new refrigerator, range, waste disposal and others. The unit also has a hook up for laundry appliances and a walk-in closet.

Please, understand that this townhome (condo) is part of the Orange Tree Village which has its own HOA (Homeowners Association). All units in the community are privately owned. The HOA monthly fee is paid by the property (unit) owner. The HOA monthly fee covers water bill for the unit.

The association requires (mandates) that all tenants would go through a screening process set by the HOA. The process includes the HOA rental application and brief orientation where the prospective resident learns all small details about the community and its rules. The HOA rental application has a non-refundable fee of $35, NO CASH. The fee covers the process of background and credit checks by the HOA. The HOA office does not possess keys to the owner's property.

In addition to the HOA screening, the property owner conducts own screening regardless of any other third-party advertisement screenings.

Following the screening by the property owner, interested tenant(s) will sign a rental CONTRACT for 12 month, which will be between the owner (as landlord) and the tenant.

Currently the Rent is $1800 per month BEFORE 1st of each month, security deposit $1800. In regards to bills water utility/sewage is covered by the landlord as mentioned above, other utilities need to be set in your name on or before moving-in date. Owner prefers NO pets./ but small pets can discussed

Once again, the property is part of HOA, so the HOA requires a separate application a copy of which could be requested through landlord.

Showings are conducted every Saturday starting May 2024 around 10am-12pm. Showings for other days are not available.

For serious consideration please bring some supporting financial documents (W2, pay stubs, tax returns, NO bank statements). Gross monthly income must be three times the monthly rent around $5,400/month or combination of the income from up to 4 adults (18+ years of age). Maximum occupancy of the condo is 4 people (including children) per the HOA bylaws. All adults need to fill out application. Also, prospective tenant MUST have social security number.

The HOA rental application is available on request from the owner. Please, put in request (i.e. "I am interested in this property") on Zillow.com and the owner will post the copy of the application in the message chat and dates to show the property. The tours are managed by the owner once a week and will not make any special accommodations since there is no guarantee the potential tenant would qualify. Please, DO NOT submit the application without seeing the property first. Following the property tour and completing the application, that application needs to be mailed to the HOA office (List Right Realty) to the address listed on the application.

Application requirements:
1. Each person 18 years of age and older must complete and sign an application.
2. Gross monthly income must be three (3) times the amount of the monthly rent.
** As a general rule, your income should be three times as much as the monthly rent. You can also calculate your budget by percentage: financial experts suggest allocating no more than 25% - 36% of your income to overall housing costs, which include utilities, , Internet, and other fees.
3. Credit report for at least one applicant must be 580 or higher.
4. Criminal background check should reveal no felonies within the last seven (7) years.
5. No sexual offenders allowed.
6. No previous evictions.

Application must include:
1. Non-refundable processing fee ($35) per applicant (For incomplete application, the processing fee will be refunded.)
2. Copy of photo I.D. (driver's license, military I.D., etc.)
3. Most recent proof of income (two (2) pay-stubs, W-2, 1040 Income Tax Return, others)

P.S . small dog owner will allow / need show photo and breed

Incomplete applications without processing fee or proof of income will be disregarded.
