Description

Rustic A-frame with a wall of windows looking at the mountains on 1 acre. There are aspen and pine with lots of distance between neighbors. Wood stove for toasty heat in the great room or enjoy mountain views from the deck or loft. This corner lot is right as you enter the cul-de-sac in a great mountain community. New septic tank and field just installed and built for 2 bedrooms. New underground pipe just replaced to the well. Original well permit and drill test is in supplements as is the site plan. Cabin has not been updated and does not have insulation except for one small bedroom. Kitchen and bath are original - you have a blank slate to update. Wildlife in your yard includes, deer, fox, hawk, bear and mountain lion - protect your small pets. HOA promotes fire mitigation for wildfire safety with reimbursements back to you if you are a member. Reimbursement can be higher than your voluntary dues. HOA is applying for a grant to install Fiber Optic throughout Burland and decision for grant will be in October, 2020. Participation in Fiber Optic is voluntary but opens up options to work from home, telemed or virtual classroom. If successful, installation will take 2-years to complete. Paved road to cabin except for last 0.3 mile. Only 3.5 miles to Hwy-285 and 35 minutes to C-470. Consider 4WD vehicles for winter in the mountains. Contact Park County Building Dept should you want to add an addition. This will be one of lowest priced mountain cabins you can find, especially just 6 minutes from Hwy-285. Burland includes a park with playground (closed during covid) and trail to top of Mount Bailey with amazing views. Bailey includes a brewery, a winery, four restaurants, Adventure Tree Fort Park, a historic cabin park right on the river with 2 miles of trails on Mount Morrow, a disk golf course with hiking trails, two coffee shops and a Dollar General. Get away from being cooped up in town and get yourself some elbow room.

"It’s not too bad. Summer Fridays is usually pretty busy going up the hill with all the campers and Sunday mornings is crazy with campers heading home. "
  • Jim.tyler2009
"Dog owners should love this area. So many hiking areas. Lots of dogs. Parks recreation areas and dog friendly people. The wildlife can be of serious concern to dog owners so it’s a place to be on constant guard of your pets. Mountain Lions, Bear and coyote have all been seen in the area. There does not seem to be any cats here. Just dogs. Probably best that small dogs be watched at a high level. "
  • Elk.martin
"this is a great place to live. the people are very friendly and there is abundant wildlife in the area."
  • Decker903
"Wildlife, and calmness of the mountains mixed with the feeling is a close nit community. There is a learning curve for people coming from a city atmosphere."
  • Nick W.
"A mountain town if there ever was one! Gorgeous place to live, just be ready to commute for most things. Definitely need a car that handles well in the snow."
  • Susan B.
"absolutely gorgeous mountain living with wildlife on properties only 35 minutes from Denver"
  • jtdayusa
"Incredible views with a sky full of stars at night. Great energy here."
  • sam s.
"Great area for work at home people, also a opportunity for mechanic, cabinet maker or any one who wants privacy and a bif insulated shop to make a living and only have a 100 ft commute. The roads are maintained all year so when you do need to get into town there is no problems. If you are into hiking, biking, wildlife or just peace and quiet all you have to do is walk out your front door. the community has three stocked fishing lakes and a community center with a park for the little ones.
