My name is Susan. I own, lease and manage my own property. I am seeking responsible tenants that respect their living environment. Comprehensive limitations listed in detail on my lease. I don't think it is right to surprise a potential tenant at lease signing. These are not a complete listing of all tenants rights and responsibilities but those of major concern to most tenants. Tenant should read and understand the following requirements and limitations prior to applying.

Lease is minimally 12 months, unless other arrangements and adjusted monthly rent amount is agreed upon.

This is a strictly non-smoking property. If there is evidence that tenant has smoked in the house with visible burns, yellowing nicotine wall stains, or smoke odor at termination of lease, tenant will be responsible for all costs to rectify smoking related damages.

Tenant is responsible for ALL utilities - SWG; APS; City of Phoenix water, sewer and trash. Evidence of transfer of service into tenant's name by first day of tenancy is required.

There is a security deposit due at signing of lease in the amount of $2,600. Deposit is required if qualifying potential tenant requests property be taken off market until date of occupancy. This deposit is non-refundable if qualifying tenant fails to complete signing of lease and occupation of property by mutually agreed upon date.

A non-refundable cleaning deposit of $350 is due at signing of lease.

To qualify as tenant proof of adequate current and past 2 years of income must be provided. Minimum total income of all resident adults signing the lease must be a total of $7,600.00 per month. All adults to reside in house will sign and be responsible for lease terms unless a minor, child over age of majority still attending school, disabled child of tenant, elderly parent or other relative of lessee that is disabled for that reason is not employed.

Mandatory yard and irrigation system maintenance included in rent. (Will not discount rent for yard maintenance.) Must provide access into backyard for yard maintenance personnel. If you have dogs they must be contained in the house at time of maintenance. Scheduling of regular service is typically twice a month, depending on time of year. Schedule on either weekends or after 3:00 PM weekdays but before sundown. Scheduling will be communicated through landlord. Every effort will be made to provide convenience to both the tenant and the landscaper. Tenant to notify landlord of irrigation leaks ASAP to minimize water loss for the sake of our state's dwindling supplies.

Pets are negotiable. Nonrefundable pet deposit is $250 per pet. Maximum of 2 dogs. Dogs must be under 35 lbs. Maximum 3 cats. Maximum of 3 pets in any combination (excluding birds). Failure to notify landlord and pay an additional pet deposit when a new pet has been added to the family can result in lease termination. Pets in excess of maximum of 3 must be re-homed. Lease specifies that no primates, pygmy animals, goats, sheep, venomous reptiles or backyard fowl are permitted. Nonvenomous reptiles or indoor birds require a pet deposit. Maximum 2 indoor birds. No food sources for pets, particularly reptiles, can be raised on the property anywhere. NOTE: Removal of all dog waste is required prior to scheduled lawn maintenance. Failure to do so will result in fines added to rents. Please respect your landscaper.

For ALL dogs the homeowner must obtain liability insurance in case of a dog bite. Research shows the average dog bite results in medical and liability costs of approximately $35,000. Thus renter's liability insurance should be set at a minimum of $35,000. Landlord must be listed as secondary insured. (Do not be terrified by the cost of such insurance; it usually costs an average of $250 or less per year.) Due to insurance company limitations specific breeds of dogs may not be allowed. Some insurance requires tenant provide written certification of animal bite history directly to the insurance provider through specific request to insurance company by the insured (you). Copy of certification to be provided to landlord. If you are bringing dogs to your new home, proof of insurance effective the day of move-in must be provided prior to occupancy. If not provided prior to occupancy move-in date may be postponed until proof is provided.

Air conditioner care and maintenance in Arizona heat is important for the tenant as well as the landlord. Tenant is responsible for changing filters. If any repairs or services can be identified as the result of failure on the part of the tenant to change the filters on a regular basis, the tenant is going to be held responsible for the repair. If so desired by the tenant the landlord will enter the property on a monthly schedule to replace the filters.
